It is tighter than the Austin metro on supply and already discounted on price. Round Rock sold 434 homes in the 90 days ending September 20, 2026 at a median $400,523, and the 646 homes for sale on September 21 are 4.5 months of inventory: if no more homes came on the market, how long it would take to sell everything listed at the current pace. The Austin metro stood at 5.6 months with a balanced label for the metro overall, and a label of that kind is where a reading starts, because a price point changes which market a home is in.
The three ZIP codes do not share one number. 78681 is the tightest at 4.0 months on 136 closings, 78664 sits at 4.6 months on 125, and 78665 at 4.7 months on 173, and each of those labels belongs to the whole ZIP and not to one house at one price.
What the supply figure leaves out is what sellers have already done to their asking prices. 393 of the 646 homes for sale on September 21, 2026 were below their original asking price, 60.8% of what is listed, against 57.3% across the Austin metro.
Price changes most, and speed moves with it. 78681 closed 136 homes at a median $484,329 in a median 23 days, at 96.6% of original asking, and 124 of its 182 listings were below original asking on September 21. 78664 closed 125 at a median $350,000 in a median 33 days, with 112 of 192 listings below original asking. 78665 closed 173 at a median $389,000 in a median 44 days, and its 273 listings carry 58 builder listings, the heaviest builder presence of the three.
Those ZIP numbers are really subdivision numbers. Avery Centre closed 74 homes at a median $361,995 over the twelve months ending September 20, 2026 and Salerno 58 at $399,894, both on a median build year of 2025. In 78681, Sauls Ranch East closed 17 at $899,999 and has 14 still for sale.
106 of the 646 listings on September 21, 2026, or 16.4%, under 24 builder names. They ask a median $461,598 and $220 per square foot, while the 540 resale listings ask a median $418,500 and $193. Scott Felder Homes holds 12 of the builder listings, D.R. Horton 10 at $295,000 to $331,190, Coventry Homes 9, David Weekley Homes 8 and Pinehurst Homes 7. Builders hold a larger share of what is for sale than of what sold: 38 of the 434 closings were new builds, 8.8%. NAHB’s August 2026 survey of builders nationally found 35% cutting prices and 63% using incentives, a separate computation from these MLS counts. Lower on every comparison the records support. Over the twelve months ending September 20, 2026 the median sale price was $399,990 against $420,000 in the prior twelve months, down 4.8%. On the 90-day basis the median was $400,523 against $419,350 in the same 90 days of 2025, down 4.5%.

Pricing to last year’s number comes first: 393 of the 646 listings on September 21, 2026 had already come down from what they first asked, and the homes that did sell closed at 95.7% of original asking, with 97 of the 434 at or above it. Counting on the median pace comes second: 207 of the 434 sales went under contract in 30 days or less and 86 took more than 90 days. Third is competing with a finished builder house without knowing which one it is. In the $450,000 to $499,999 band, 23 of the 86 listings are new builds and the band ran 5.5 months and a balanced label, a label for that band only. Fourth is the age of the house, since 148 of the 434 homes that sold were built before 2000 and now stand next to a 2025 build.
