Which builders are selling in Round Rock right now, and at what prices?

Twenty-four builder names carry the 106 listings the MLS flags as new construction, under construction or to be built in Round Rock on September 21, 2026. No one builder runs away with the town: Scott Felder Homes has 12, D.R. Horton 10, Coventry Homes 9, David Weekley Homes 8 and Pinehurst Homes 7. As a group those listings ask from $295,000 to $999,900 with a median of $461,598 and $220 per square foot, they have been listed a median 72 days so far, and 50 of the 106 are already below their original asking price.

The spread matters more than the total. D.R. Horton runs $295,000 to $331,190 and Pulte Homes $324,990 to $358,990, while Coventry reaches $999,900 and Milestone Community Builders sits at $799,999 to $949,999. A seller in the $300,000 to $349,999 band and a seller above $850,000 are both competing with builders, and with completely different ones.

Is a builder standing at your price, or is it your neighbor?

Band by band, and in most of Round Rock it is the neighbor. Builder listings cluster in four places on the ladder: 26 of the 125 listings between $300,000 and $349,999, 23 of the 86 between $450,000 and $499,999, 15 of the 38 between $500,000 and $549,999, and 13 of the 95 between $350,000 and $399,999. Higher up they thin to nothing: one of the 32 listings between $600,000 and $649,999, and none among the 19 from $650,000 to $699,999 or the 13 above that.

Pace runs differently across those same bands. The 69 homes sold between $300,000 and $349,999 in the 90 days ending September 20, 2026 went to contract in a median 26 days at 96.9% of original asking, 5.4 months of inventory and a seller’s market label for that band alone, and a price point changes which market a home is in. The $450,000 to $499,999 band sold 47 against 86 listings at 5.5 months, a balanced label for that band alone, with 53 of the 86 already below original asking.

What are the other 540 homes for sale asking?

A median $418,500, at $193 per square foot, after a median 53 days on the market so far. 343 of those 540 resale listings have already come down from what they first asked, and across all 646 Round Rock listings 393 were below original asking on September 21, 2026, 60.8% against 57.3% for the Austin metro.

Builder listings ask $461,598 and $220 per square foot; resale listings ask $418,500 and $193. The 434 homes that sold in the 90 days ending September 20, 2026 closed at a median $400,523 and $196 per square foot. Which Round Rock communities are buyers closing in?

Mostly the 2025 builder communities. Avery Centre closed 74 homes in the twelve months ending September 20, 2026 at a median $361,995 with 10 for sale, Salerno closed 59 at $399,788 with 6 for sale, and Double Creek Crossing closed 30 at $453,250 with 8 for sale, each at a median build year of 2025.

Two entries in Table 3 matter for what is still standing. University Heights closed 29 at a median $500,000 and has 24 for sale; Sauls Ranch East in 78681 closed 17 at a median $899,999 and has 14 for sale, so a seller near either number is listing where the builder is still delivering.

The established communities are the other half of the town. Siena closed 35 at $405,000 at a median build year of 2019, Paloma Lake 33 at $510,000 at a median 2014 and Teravista 17 at $510,000 at a median 2007. There the competition is another resale, priced by a neighbor guessing at the same number you are.

What is a builder publishing in Salerno?

One. KB Home’s Classic Collection at Salerno, in 78665, is the single Round Rock row on the WIR New Construction Inventory sheet as of September 18, 2026: published $324,995 to $477,998, at least 2 move-in-ready specs, recorded as a close-out community with ENERGY STAR certified homes and no advertised financing offer.

The sheet count and the MLS count are different counts of different things. The sheet counts finished homes a builder advertises as ready to move into; the MLS shows KB Home with 4 Round Rock listings asking $400,000 to $453,262.

What does a resale in Round Rock win on?

Time and terms, on the record of what closed. Of the 434 Round Rock sales in the 90 days ending September 20, 2026, 38 were new builds and 396 were resales. The new builds went to contract in a median 79 days at 93.1% of original asking and a median $399,180. The resales went in a median 30 days at 96.0% and a median $401,000.

WIR’s read is that the resale did not win on being cheaper, because at $196 per square foot against the new build’s $192 it was not. It won on a finished yard and fence, on a commute the buyer can drive before signing, and on a price a person will negotiate. A builder holds its published number because it has a whole community to price, and 50 of the 106 builder listings have come down over a median 72 days listed. What separates the Round Rock listings that go in 30 days from the 86 that took more than 90 is on why aren’t homes selling in Round Rock?

More exposed to a builder if, less exposed if
