Why aren’t homes selling in Round Rock? 230 listings ended unsold

Most Round Rock homes that list do sell, and they sell quickly: 207 of the 434 homes that closed in the 90 days ending September 20, 2026 went under contract in 30 days or less. The exception is the listing that passes its second month, and 86 of those 434 sales took more than 90 days to reach a contract. Which one a house turns out to be comes down to the number it carries on day one, the condition it shows in, and how many buyers see it in its first thirty days.

Quick answer

Round Rock homes that sold in the 90 days ending September 20, 2026 went under contract in a median 33 days on the market, against 50 days for the Austin metro over the same 90 days, and 207 of the 434 got there in 30 days or less. A listing that stalls here is the exception, and in WIR’s read the exception is a price problem, a promotion problem or a product problem the seller controls. How long is a Round Rock home taking to go under contract?

Most of them go quickly. The 434 Round Rock homes that closed in the 90 days ending September 20, 2026 reached a contract in a median 33 days on the market, against 50 days for the Austin metro over the same 90 days, and 207 of them did it in 30 days or less. Speed is the normal result here, so a listing still on the board in its third month stands out.

After that first month the group thins out fast. 89 of the 434 went under contract between 31 and 60 days, 52 between 61 and 90, and 86 took more than 90 days.

How many Round Rock listings end without selling at all?

230 of them did in the 90 days ending September 20, 2026, a non-sale share of 34.6% against 36.4% for the Austin metro over the same 90 days. The figure counts the listings that ended without a sale in the period, expired or withdrawn by their off-market date, as a share of those plus the homes that closed. Round Rock sits at or below the metro on that one period’s measurement, so most sellers who list here do sell.

No comparison exists on file between the homes that sold and the ones that came off the market, by condition, age, updates or subdivision, so nothing here says which houses failed. What is on file is how long the sold group took: Table 1 splits the 434 closings by time to contract.

Is the price the reason, and how would you know before you list?

Price is the part the record reports on. On September 21, 2026, 393 of the 646 Round Rock homes for sale were already below their original asking price, 60.8% of the listings against 57.3% across the Austin metro, and those listings had been on the market a median 55 days so far. The sellers who closed started closer to the market: the 434 sales landed at 95.7% of original asking, and 97 of them, 22.4%, closed at or above the price they first asked.

The distance between asking and paid shows up in the medians. The median Round Rock home sold for $400,523 in the 90 days ending September 20, 2026, while the median home still for sale on September 21, 2026 was asking $424,945.

Your band moves it further. Between $300,000 and $349,999, 69 homes sold in a median 26 days at 96.9% of original asking. At $650,000 to $699,999, 12 sold in a median 64 days at 91.8%, and under $250,000, 18 sold in a median 50 days at 90.0%. Who saw the listing in its first thirty days?

Promotion decides that, against a board that kept refilling. 642 new listings came onto the Round Rock market in the 90 days ending September 20, 2026 while 434 homes closed, so the buyers shopping your number had fresh inventory arriving the whole time your listing was live. Is it the house, or what is standing next to it?

Product is condition and age, and the Round Rock homes that sold are mostly established stock. Of the 434 closings, 148 were built before 2000 and 157 between 2000 and 2014, against 93 built from 2015 to 2024 and 36 built in 2025 or later. A buyer at your number may walk a 2025 build in Avery Centre, Salerno or University Heights the same afternoon as your house, and 106 of the 646 homes for sale on September 21, 2026 were builder listings.

Those specs are not clearing the board on their own. Builder listings had been on the market a median 72 days as of September 21, 2026 against 53 days for the 540 resale listings, and 50 of the 106 had already come down from their original asking price. Among the closings, the 38 new builds took a median 79 days to contract and closed at 93.1% of original asking, while the 396 resales took 30 days and closed at 96.0%. A resale that shows well reaches a contract faster than the spec does; the trouble starts when it asks spec money in unfinished condition.

A home that does not sell has a price problem, a promotion problem, or a product problem, and usually the seller was told it was the market. It was not the market.
