What decides how fast a home sells?
My view is simple.
The first thirty days decide the sale. That is when the buyers who have been waiting at your price see the listing, and the price they see on day one is the one they judge. A home that corrects in week six is being shown to a thinner audience than the one that saw it in week one. The other half of speed is response: a buyer’s agent who calls and does not get an answer inside the hour is showing something else that afternoon.

The builders a buyer compares with your home are on What is your Manor home competing against?
Will your home sell at the typical pace?
It is likely to sell faster than the ZIP’s median when it is a resale, its first price comes from this year’s closed sales, and it is in front of buyers in its first month. Resales that sold over the last ninety days went under contract in a median 42 days. Run your address to see how homes like yours have been going under contract.
It is likely to sell slower when its first price sits above what recent sales nearby support, or when it competes as a new build. New builds took a median 80 days over the same ninety days. A listing that has to come down later is shown to a thinner audience than the one that saw it in its first week, which is the point of the quote above.
