Top-Rated Real Estate Agents for Texas Buyers and Sellers

How much should you spend fixing up your Manor home before selling?

Quick answer

Spend on what a buyer’s inspector will find, and be wary of cosmetic work. In Manor’s ZIP code about half the homes that sold over the last ninety days were new builds, so your buyer is often comparing your house with a brand-new one. That is why the money goes first to the things an inspector would flag. I do not give a dollar figure, because the right amount depends on what the inspection turns up.

How much should I spend on my house before I sell it?

I do not name a dollar amount, because the right number depends on what a buyer’s inspector would find in your house. It is a question to answer with the home in front of us.

What I can show is what a buyer compares your home with. Over the last ninety days about half the homes that sold in the ZIP were new builds, and builders hold more than a third of the homes for sale today. That is why cosmetic work in Manor gets judged against brand-new construction. Resales that sold did go under contract faster, in a median 42 days against 80 for new builds.

Where does repair money come back?

This is what I tell owners before a listing.

Spend on what an inspector is going to find. Deferred maintenance and the things that turn into inspection red flags are where the money comes back. Cosmetic work only makes sense when your home looks a generation older than what it is competing with, and in Manor what it is competing with is a finished spec with a builder warranty. Everything else is a guess about a buyer’s taste.

I do not promise a return on any repair. The finished homes a buyer tours the same afternoon are on What is your Manor home competing against?

What if I cannot pay for repairs before I list?

The Watters Ready-Fund is a pay-at-close line of credit of up to $50,000 toward repairs, upgrades, staging and moving. It carries a monthly rate and an origination fee, and it is repaid at closing or at 12 months. Eligibility is on the program page.

How do I tell whether my home looks older than the new builds?

The cleanest test is to walk the home as a buyer who just left a builder’s model. Whatever stops you is what the buyer or the buyer’s agent will raise.

If the home already failed to sell once, the reasons are on Why isn’t my Manor house selling?. If you are deciding whether to price down instead of fixing, that is on Do you have to cut your price to compete with Manor’s builders?. What a buyer would pay for the house as it is sits on What is your Manor home worth next to a new build?

Should you fix it first, or list it as it is?

Fix first when an inspector will find a defect that a buyer could use to ask for money back or to walk away. List as it is when the issues are cosmetic and the price already reflects them, or when waiting costs you more than the repair does. Run your address and we walk the house together.

The timing side of that choice is on Should you sell your Manor home now, or wait?, and the ZIP’s numbers are on How is the Manor ZIP code market doing?
