Read across the $350,000 to $449,999 rows: 90 and 45 homes for sale, most of them new, each range a buyer’s market on the 90 days ending September 8, 2026. Our read, from the listings above and the sheet, is that a resale beats a spec on the ground it stands on and the number it asks. A lot bigger than a builder lot, or one where a builder cannot put a house, is something the spec cannot offer, and so is a street where the trees are grown and the road is not a construction entrance. Carrying cost counts when the home has no assessment where the builder community carries one; against Whisper Valley’s $82 a month plus a PID, a resale with neither has a monthly line the builder cannot match. Price counts when the home is offered under the builder’s floor for the same square footage, because then the buyer is choosing between a finished house and a better deal.
