Selling above $1M? Part of this market never goes online
The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Which way are Eagle Ridge prices moving?
Down per square foot. The last three months produced five closings, which is thin, so I read the past twelve months instead.
Bigger houses made up more of the year’s sales, which nudged the median sale price up even as each square foot brought less. Sales volume grew. Every period sits in the table below.

Why do some Eagle Ridge listings fail in a seller’s market?
They were priced from last year. The seller’s market here belongs to the homes that sold, and your own price point can read differently. Those homes went under contract in about three weeks, close to asking.
The listings that failed mostly asked last year’s per-foot price and never found a buyer at it. The Eagle Ridge failure share ran above Round Rock’s 30.4%. More on that pattern across the town is on Why aren’t homes selling in Round Rock?
What is an Eagle Ridge home up against?
Neighbors’ resales from the early 2000s. Eagle Ridge has no builder activity at all, with no new homes listed and no new homes among the year’s closings.
The handful of houses for sale at any moment have mostly reduced already, so a buyer walks through every one. The house that looks cared for and asks a fair number is the one they remember.
How does Eagle Ridge compare with Round Rock?
Eagle Ridge is among the lower-priced parts of town, with a twelve-month median sale price of $348,715 where Round Rock as a whole sits at $400,000.
Supply is short, at 2.2 months on the twelve-month pace, about half the town’s level. The schools are Round Rock ISD with Caldwell Heights Elementary zoned, and buyers at this price have few alternatives nearby.
Sell now, or wait?
More Eagle Ridge homes sold over the year while price per foot fell. Buyers are coming out of the woodwork in Eagle Ridge, and prices are still drifting down.
Sell now if you can set the asking price based on this year’s closed sales, not last year’s, and the house is ready to show. That is the Eagle Ridge listing that sells in weeks.
Wait if you need last year’s per-foot price. That is the listing that failed here a third of the time.

Why an Eagle Ridge home fails to sell
My position, approved September 9, 2026. A prior position, not confirmed for this page.
A home that does not sell has a price problem, a promotion problem, or a product problem, and usually the seller was told it was the market. It was not the market.
In Eagle Ridge the market sold most homes priced to the year within weeks. If you want certainty more than the last dollar, I keep 4,000 cash buyers in my black book, a figure that excludes the buyers using traditional financing, and Eagle Ridge owners can use that option.
