Top-Rated Real Estate Agents for Texas Buyers and Sellers

What separates the Kensington Trails homes in Kyle that sell from the ones that don’t?

Quick answer

Mostly the first price. Kensington Trails homes that sold over the past twelve months closed at 97.6% of original asking, a seller’s market, yet 15 listings expired or were withdrawn over the same twelve months.

Why do so many Kensington Trails listings fail to sell?

About four in ten listings that reached an outcome over the year expired or were withdrawn. That is the highest share among the Kyle neighborhoods I report on, in a place where the homes that did sell went close to asking.

My reading is that the unsold listings opened above what buyers had already paid nearby, and their owners pulled them before cutting far enough.

Is Kensington Trails a seller’s market?

For the homes that sold, yes. They closed at 97.6% of their original asking price over the year, above the 97% mark I use for a seller’s market on neighborhood pages. Your price point can still put you elsewhere.

Only 9 homes closed in the last three months, just short of the 10 needed to read them alone, so this page works from twelve months. Those recent sales went faster than the year as a whole.

What are Kensington Trails homes worth per foot?

Less than last year. The median was $145 per square foot over the past twelve months, against $161 the year before.

Home sizes were nearly the same in both years, and fewer homes closed. That per-foot drop is what an owner pricing from a 2025 sale runs into, and it explains a good share of the unsold listings.

What is a Kensington Trails home up against?

Neighbors built in the same era. Most of Kensington Trails went up between 2000 and 2014, no builder has listings here, and every sale this year was a resale.

Almost every home for sale today has already come down from its first price. Your listing enters next to those reduced homes, so it is measured against their current price.

How does Kensington Trails compare with Kyle?

It is a lower-priced corner of town. The twelve-month median here was $271,000, against $316,995 for Kyle.

Supply is tighter than the town’s on the twelve-month pace. Buyers are there for Kensington Trails homes; they simply walk past the ones priced above the street’s recent sales.

Sell now, or wait?

Sell now if you are ready to list at an asking price based on this year’s closed sales, not last year’s. Priced that way, Kensington Trails homes have been selling near asking within a couple of months.

Hold off if the number you need is last year’s per-foot price. Listing there is the path most of the unsold homes here took.

Your reach also extends off the MLS. I hold 4,000 cash buyers in my black book, before counting any buyer who uses traditional financing.

Your situation

In Kensington Trails, the sold homes and the unsold ones are often the same size on the same streets. What separates them is usually the opening price and what a buyer finds on the walkthrough.

So the useful question is which nearby homes sold, at what price, and which came off the market without a buyer.

What does the first price cost a Kensington Trails seller?

Chris Watters’s position, stated September 27, 2026. A prior position, not confirmed for this piece.

In our experience, after a price reduction a home sells close to the reduced price. Where sellers lose the money is in the time the house spent at the first price.

Kensington Trails shows both halves of that: most homes for sale have already cut, and many of the owners who held at the first price ended up off the market.
