Casetta Ranch in Kyle closed 28 homes at a median sale price of $295,725 over the twelve months ending September 20, 2026. In the twelve months before that, 43 homes closed at a median of $333,550. Most of the drop comes from what sold: the median home got smaller, from 1,754 square feet to 1,589, and price per square foot slipped from $190 to $184.
Two other things are working against a Casetta Ranch seller. Homes are selling further below their first asking price, at 92.5% of original asking over the past twelve months against 97.6% the year before. And Brohn Homes is still building here, with 9 of the 11 homes for sale on September 23, 2026.
Casetta Ranch prices fell over the twelve months ending September 20, 2026 mainly because smaller homes sold. The median sale price was $295,725 on a median 1,589 square feet, against $333,550 on 1,754 square feet the year before. Homes closed at 92.5% of their original asking price after a median 197 days to contract. On September 23, 2026, 11 homes were for sale, 9 of them Brohn Homes listings, and 6 of the 11 had already cut their price. At 4.7 months of inventory on the twelve month basis, the subdivision carries a seller’s market label, against 5.0 months for Kyle as a whole. That label describes the subdivision, and your price point can put your home in a different market.
Mostly because the homes that sold got smaller. A median is the middle sale, so when the middle home shrinks from 1,754 square feet to 1,589, the median price drops with it. That explains most of the move from $333,550 to $295,725.
Price per square foot shows what happened to value. It went from $190 to $184 over the same two periods, a real decline and a much smaller one than the median suggests.
For your own house, start with its size. If it is larger than the 1,589 square foot median, the $295,725 figure undersells it, and the price per square foot of the closings nearest your size is the better guide.
For the twelve months ending September 20, 2026, the median sale price was $295,725 across 28 closings. Table 1 sets that period against the 90 days ending September 20, 2026 and the twelve months ending September 20, 2025.
| Measure | 90 days ending September 20, 2026 | Twelve months ending September 20, 2026 | Twelve months ending September 20, 2025 |
|---|---|---|---|
| Closings | 8 | 28 | 43 |
| Median sale price | $279,490 | $295,725 | $333,550 |
| Median days to contract | 190 | 197 | 138 |
| Percent of original asking price | 90.8% | 92.5% | 97.6% |
| Median living area | 1,568 sq ft | 1,589 sq ft | 1,754 sq ft |
| Median year built | 2025 | 2025 | 2024 |
Read the living area row alongside the price row. The 90 day column rests on 8 closings, a thin sample, so treat its $279,490 median as something to check against your own house rather than a price.
Most closings over the past twelve months, 15 of the 28, came between $250,000 and $299,999, at a range median of $276,990. Most of the homes for sale sit one range higher: 6 of the 11 ask between $300,000 and $349,999, where 11 homes closed at a range median of $320,710. The $200,000 to $249,999 range had 2 closings, too few to price from.
Further than a year ago. Homes that closed over the twelve months ending September 20, 2026 sold at 92.5% of their original asking price, against 97.6% in the twelve months before. On September 23, 2026, 6 of the 11 homes for sale had already cut their price.
In our experience, once the price comes down to where buyers are, homes here sell close to that reduced price. The money goes earlier, in the months a home sits at a first price buyers have already passed on. Pricing right at the start is how a Casetta Ranch seller keeps it.
The median over the twelve months ending September 20, 2026 was 197 days to contract, up from 138 the year before. Half the homes that sold took longer than that, and a contract still has to close.
The 11 homes for sale on September 23, 2026 had been listed a median of 107 days. Those homes have no outcome yet, so compare that figure with how long your own listing has been up. The 197 day figure counts only homes that reached a contract.
Brohn Homes holds 9 of the 11 homes for sale, and 22 of the 28 closings over the past twelve months were new builds. Only 6 were resales. A buyer shopping your street can walk into a new Brohn house at a similar price, and a builder can offer incentives such as rate buydowns and help with closing costs that an owner selling one house usually can’t.
That makes a resale harder to sell here, and it will stay that way while Brohn keeps building. Price against the Brohn homes a buyer will tour that same week. Then put a number on what your house has that a new one doesn’t: a fence, a finished yard, blinds, gutters and landscaping that has grown in. Each is money a buyer would otherwise spend after closing.
Figure 1 shows how new the closed record is. 21 of the 28 closings were built in 2025 or later and 7 between 2015 and 2024.
With 6 resales in twelve months, there is little resale evidence for anyone valuing your house. Ask how many closings an estimate rests on and how many of those were resales.
7 listings ended without a sale over the twelve months ending September 20, 2026, a non-sale share of 20.0%. Across Kyle the share was 21.7%, with 414 listings ending unsold. The measure counts listings that expired or were withdrawn, as a share of every listing that reached an outcome.
Most Casetta Ranch homes do sell. The cost shows up in time and price: 197 days to contract and 92.5% of original asking.
The subdivision was platted and sold in sections, and listings were entered that way: Casetta Ranch, Casetta Ranch Sec 1, Sec 2 and Sec 3. This page counts all four as one subdivision. A comparable search keyed to one spelling returns only part of the 28 closings, so ask which spellings an estimate for your address used.
Casetta Ranch listings show Hays CISD as the district and Susie Fuentes as the elementary school, and all 28 closings carry Kyle as the MLS city. The district sets attendance for each address, so confirm both before your listing goes live.

If you are selling a Casetta Ranch resale, your competition is mostly Brohn Homes, which holds 9 of the 11 homes for sale. Price against those homes, and put a dollar figure on the fence, yard, blinds and landscaping a buyer would still have to add to a new one.
If your home is larger than the 1,589 square foot median, the $295,725 median undersells it. Use the closings nearest your size and their price per square foot.
If your Casetta Ranch home is already listed, compare your days on market with the 107 day median for current listings and your price with the range you sit in. Homes here have been selling at 92.5% of original asking, and time spent at a price buyers passed on is where sellers lose the most.
