Lennar carries 82 of Kyle’s 278 builder listings on September 21, 2026. D.R. Horton carries 30, Risewell Homes 29, Perry Homes 19 and Highland Homes 18, and the roster reaches 22 names. Together the 278 ask from $179,999 to $1,100,000 at a median $340,494 and $181 per square foot, they have been listed a median 65 days so far, and 175 already stand below their opening price.

Where each builder sits on that ladder decides whose buyer it takes. Lennar’s Kyle listings run $179,999 to $395,999 at a median $291,499 and D.R. Horton’s run $202,990 to $437,445 at a median $311,750, while Perry Homes opens at $399,900 and Highland Homes at $474,809. What are the builders offering at 6 Creeks and Marigold?

Three Kyle communities appear on the WIR New Construction Inventory sheet as read on September 18, 2026. At 6 Creeks, Pulte Homes publishes $499,000 to $645,878 with at least 4 move-in-ready specs and savings of up to $84,030 on select quick move-ins. Highland Homes publishes $440,000 to $700,000 at 6 Creeks at Waterridge with at least 15 move-in-ready specs. Lower down the ladder, D.R. Horton publishes $198,720 to $258,975 at Marigold with at least 7 specs and a seller-funded temporary buydown of $6,497 on 3.5% down FHA financing.

The financing lines are the part a resale cannot answer, and each is an advertised offer on selected homes, terms apply, subject to change: Pulte advertises 4.99% (4.977% APR) conventional fixed with a 2/1 buydown on select quick move-ins, Highland advertises $50K in savings or rates as low as 4.5%, and D.R. Horton advertises a 4.99% FHA 2/1 buydown stepping 2.99%/3.99%/4.99%. The Freddie Mac survey rate on September 3, 2026 was 6.71% (Freddie Mac PMMS), which is the number a buyer weighing a resale carries.

At your price, is a builder standing there too?

In Kyle the answer is yes in every band the table carries: 7 of the 17 homes asking under $200,000, 76 of the 147 between $300,000 and $349,999, 41 of the 80 between $350,000 and $399,999, and 23 of the 35 asking $650,000 and above.

Pace is a separate question from company.
