Crosswinds prices fell over the twelve months ending September 20, 2026. The median sale price was $359,999 against $384,990 the year before, and price per square foot went from $184 to $181. That label describes the subdivision, and your price point can put your home in a different market.
Fewer homes sold, and the middle sale came in lower. Closings dropped from 151 to 84 between the two periods, and the median sale price went from $384,990 to $359,999. The median home was about the same size in both years, so smaller houses don’t explain this drop.
Price per square foot, which adjusts for size, fell from $184 to $181. That is a modest decline. Part of the larger move in the median comes from which homes happened to sell in each period, so price your house from the closings nearest it in size and finish.
The homes for sale today ask a median $344,950, and 11 of the 28 ask between $300,000 and $349,999.

About a tenth below where they start. Homes that closed over the twelve months ending September 20, 2026 sold at 89.8% of their original asking price, and at 90.5% the year before, so this is how Crosswinds has traded for two years. 19 of the 28 homes for sale on September 23, 2026 had already cut their price.
In our experience, once the price comes down to where buyers are, homes like these sell close to that reduced price. Sellers lose the money in the months spent at the first number, which is why the first price matters most.
The median was 136 days to contract over the twelve months ending September 20, 2026, up from 112 the year before. Half the homes that sold took longer, and a contract still has to close.
The 28 homes for sale on September 23, 2026 had been listed a median of 51.5 days. Those homes have no outcome yet, so compare that figure with your own listing’s time on the market. The 136 day figure counts only homes that reached a contract.
76 of the 84 closings over the past twelve months were new builds, and 8 were resales. Builders hold 19 of the 28 homes for sale: Milestone Community Builders 7, Pulte Homes 5, Pacesetter Homes 4 and Perry Homes 3. A buyer touring Crosswinds can choose a new house from any of them, and builders can offer rate buydowns and help with closing costs that an owner selling one house usually can’t.
That makes a resale harder to sell here. Price against the builder homes a buyer will see that same week, then put a number on what your house already has: a fence, a finished yard, blinds, gutters and landscaping that has grown in. Each is money a buyer would otherwise spend after closing.
Figure 1 shows how new the closed record is: 73 of the 84 closings were built in 2025 or later and 11 between 2015 and 2024.
With 8 resales in twelve months, there is little resale evidence for anyone valuing your house. Ask how many closings an estimate rests on and how many of those were resales.
14 listings ended without a sale over the twelve months ending September 20, 2026, a non-sale share of 14.3%. Across Kyle the share was 21.7%, with 414 listings ending unsold. The measure counts listings that expired or were withdrawn, as a share of every listing that reached an outcome.
Most Crosswinds homes do sell. The cost shows up in time and price: 136 days to contract and 89.8% of original asking.
The subdivision was sold in phases, and listings were entered as CROSSWINDS, Crosswinds, Crosswinds Ph 3A and Crosswinds Ph 3B. This page counts all four as one subdivision. A comparable search keyed to one spelling returns only part of the 84 closings, so ask which spellings an estimate for your address used.
Crosswinds listings show Hays CISD as the district and Ralph Pfluger as the elementary school, and all 84 closings carry Kyle as the MLS city. The district sets attendance for each address, so confirm both before your listing goes live.

No obligation. The report for Crosswinds arrives within a minute; the pricing analysis comes after we walk the home. Nothing here promises a price, a timeline, or an outcome.
If you are selling a Crosswinds resale, your competition is mostly new construction: 19 of the 28 homes for sale belong to four builders, and only 8 of the last 84 closings were resales. Price against those homes, and put a dollar figure on the fence, yard, blinds and landscaping a buyer would still have to add to a new one.
If you are pricing off the listings on your street, 19 of the 28 have already cut their price. Price from the closings nearest your size and their price per square foot.
If your Crosswinds home is already listed, compare your days on market with the 51.5 day median for current listings. Homes here have been selling at 89.8% of original asking, and time spent at a price buyers passed on is where sellers lose the most.
