Why is the Willow Run median down if price per foot rose?
Because the homes that sold were a little smaller. The typical sale came to $425,000 this past year against $435,000 the year before. Each foot brought $218 against $215.
With a slightly smaller house in the middle of the sales, the median slipped, but measured by the foot Willow Run owners are a bit ahead of last year. Table 1 sets the two years apart.

Above $500,000 there were too few sales for a read. Willow Run is mostly 1990s homes, larger than Wells Branch next door, so buyers here compare size and updates as much as price.

Sell now, or wait?
With more buyers and steady per-foot prices, a ready Willow Run house is in a good spot.
- Sell now if your asking price is based on this year’s closed sales, not last year’s, in the $400,000s.
- Sell now if the house shows as well as the newest listings on your street.
- Wait if 1990s carpet, counters or systems would set you behind the cut listings nearby.
- Wait if you need a price above $500,000, where Willow Run has little recent history.
Coming-soon homes also go to the 4,000 cash buyers in my black book, not counting buyers using traditional financing, and the more than 100,000 buyers in our database, and you choose how to proceed.
Your situation
Willow Run drew more buyers this year and held its price per foot, with the median down only because smaller homes sold. About half of today’s listings have cut.
So the question for your house is how it compares with those cut listings on size, updates and price.
