Why do Quail Creek West sellers face so much competition?
Quick answer
Because there are a lot of homes for sale for the pace of sales. Quail Creek West had 20 listings on the analysis date, 8.3 months of supply at the past year’s pace. Three in five of them had already cut.

Have Quail Creek West prices dropped?
By the foot, yes, and sharply. A square foot in Quail Creek West brought $269 over the past twelve months, down from $308.
The typical sale fell less, to $420,000 from $449,500, and part of that is smaller homes selling. When a smaller Quail Creek West house sits in the middle of the sales, the median follows it down, and you can trace that in Table 1.

Is it all bad news for Quail Creek West sellers?
No. The sellers who did close gave up less ground than a year earlier, closing at 94.7% of original asking against 89.9%.
They also sold faster, in a median 54 days against 85. Prices reset lower, and the homes priced at the new level found buyers.
Is Quail Creek West a buyer’s market or a seller’s market?
Balanced, for the neighborhood overall, on the past twelve months, inside the range my rule calls balanced. Supply is the problem.
Every home listed between $450,000 and $499,999 had cut on the analysis date. A seller in that range is pricing against seven reductions at once.
Quail Creek West sells too few homes in any one range for its own range table, so lean on the ZIP’s, at How is 78758 treating Gracywoods and Quail Creek West sellers? For the larger homes across the ZIP, see What makes some Gracywoods homes sell so fast?
Sell now, or wait?
In a crowded field the first price decides most of it.
- Sell now if your asking price is based on this year’s closed sales, not last year’s, and sits below the cut listings.
- Sell now if your home is updated, which sets it apart from 1970s houses that have not been.
- Wait if you need last year’s price per foot, which this market has not paid since.
- Wait if repairs would put you behind the cut listings on a buyer’s tour.
We also show coming-soon homes to the 4,000 cash buyers in my black book, not counting buyers using traditional financing, and the more than 100,000 buyers in our database, and the decision stays yours.
Your situation
Quail Creek West has more homes for sale than its sales pace can absorb soon, and most of them have cut. Prices reset lower this year, and the homes priced at that level sold faster than a year ago.
So the question for your house is whether it would open at the new level, or above it with the listings that are still waiting.
