What are buyers paying for Milwood homes right now?
Quick answer
About $450,000 for the typical Milwood home over the last three months, or $255 a square foot. Buyers paid 94.8% of the original asking price. That is a balanced market for the neighborhood as a whole, and close to half of the homes listed now have already cut.

Why is the Milwood median up when price per foot slipped?
Because the homes that sold got bigger. The typical Milwood house that sold this past year had more living space than the year before, so the median rose to $465,000 even as each square foot brought slightly less.
Think of the median as the house in the middle of the line; a roomier house in that spot lifts the number. Milwood buyers paid $259 for each foot against $263 the twelve months before, close enough that an owner here is looking at about the same market as last fall. Every period gets its own row in Table 1.

Is Milwood a buyer’s market or a seller’s market?
Balanced, for Milwood overall. The homes that sold over the last three months closed a little under their first asking price, inside the range my rule calls balanced, with 4.4 months of supply on that pace.
Over the full year sellers did better, closing at 96.6% of original asking, and the typical home went under contract in 19 days. The fall has been slower and more price-sensitive than that yearly figure suggests.
The listings show it. Of the 43 Milwood homes for sale on the analysis date, 20 were below their original asking price. A buyer touring the neighborhood this month sees those cuts before your house.
Which Milwood price ranges are selling best?
The low $400,000s and the upper $500,000s. Over the past twelve months the low $400,000s closed as a seller’s market for that range.
So did the two ranges that run from $550,000 to $649,999.

A range is a seller’s market when homes sold for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. | Price range | Sold | Median sale price | For sale | New builds for sale | Homes that cut their price | Months of supply | Market |
|---|---|---|---|---|---|---|---|
| $350,000 to $399,999 | 18 | $369,250 | 4 | 0 | 2 | 2.7 | balanced |
| $400,000 to $449,999 | 24 | $415,500 | 8 | 0 | 3 | 4.0 | seller’s market |
| $450,000 to $499,999 | 26 | $466,500 | 8 | 0 | 4 | 3.7 | balanced |
| $500,000 to $549,999 | 17 | $495,000 | 3 | 0 | 1 | 2.1 | buyer’s market |
| $550,000 to $599,999 | 18 | $552,000 | 8 | 0 | 4 | 5.3 | seller’s market |
| $600,000 to $649,999 | 13 | $610,000 | 2 | 0 | 2 | 1.8 | seller’s market |
| $650,000 to $699,999 | 10 | $623,000 | 2 | 0 | 2 | 2.4 | buyer’s market |
Two ranges went the other way: the low $500,000s and the high $600,000s closed as buyer’s markets by my rule, so a Milwood house priced there met more resistance.

Sell now, or wait?
For a Milwood house in good shape, the record leans toward now. Prices are close to level, and buyers are still active in most ranges.
- Sell now if you will price it on this year’s closed sales, not last year’s, and the house is ready the day it lists.
- Sell now if your home falls in the $400,000s, where Milwood sellers did best this year.
- Wait if the roof, HVAC or windows are original to a 1980s build and you can replace them first.
- Wait if your number depends on last year’s per-foot price coming back.
While the home is coming soon, we also show it to the 4,000 cash buyers in my black book, not counting buyers using traditional financing, and the more than 100,000 buyers in our database, and you weigh every offer that comes in.
Your situation
Milwood is a large neighborhood of 1980s homes with no builder competition, steady prices and a fall that has been more careful than the year. Close to half of today’s listings have cut.
So the question for your house is the one a buyer asks on a Saturday: at your price, is yours the best Milwood home they will see?
