Can a Hunters Chase seller still hold the asking price?
Quick answer
Most did over the past year. Hunters Chase homes closed at 97.3% of their original asking price over the past twelve months, a seller’s market for the neighborhood overall, though five of the eight homes listed now have already cut.

Why are Hunters Chase sale prices lower than a year ago?
Partly size, partly price. The typical sale came to $487,500 this past year against $523,944 the year before, and the homes that sold were a little smaller.
Hunters Chase buyers paid $213 for each foot, down from $224, so this is a real if modest price drop, with a smaller middle house adding to it. The rows in Table 1 tell it year by year.

How fast do Hunters Chase homes sell?
Quickly, though less quickly than last year. The typical home reached a contract in 30 days over the past twelve months, against 15 the year before.
The same number of homes sold in both years, 26, and supply sat at 3.7 months on the recent pace. Buyers are there; they are just taking a little more time to decide.
Is Hunters Chase still a seller’s market?
On the past twelve months, yes, for the neighborhood as a whole. Sales closed above the 97% line my rule uses for a seller’s market.
The listings today are softer than that record. Most have cut, which tells me some owners opened at last year’s prices. A Hunters Chase house priced on this year’s sales still has the advantage.
Range by range, Hunters Chase has too few sales to chart; its ZIP does that on How quickly are 78729 homes selling in Milwood and Hunters Chase? The neighborhoods on either side are What are buyers paying for Milwood homes right now? and Why are more buyers paying less in Forest North Estates?
Sell now, or wait?
For a well-priced Hunters Chase home, now still favors the seller.
- Sell now if your asking price is based on this year’s closed sales, not last year’s, and the house is ready to show.
- Sell now if you have one of the larger plans, which buyers here have been paying for.
- Wait if 1980s systems or finishes would set you behind the listings that have already cut.
- Wait if you need last year’s median to make your next move work.
In the coming-soon stage the home also reaches the 4,000 cash buyers in my black book, not counting buyers using traditional financing, and the more than 100,000 buyers in our database, and you choose the offer.
Your situation
Hunters Chase sellers held almost all of their asking price this past year, even as prices per foot slipped and homes took longer to sell. Most current listings have cut.
So the question for your house is whether its price reflects this year’s buyers or last year’s, because the record rewards the first and the listings show what happens to the second.
