What makes some Gracywoods homes sell so fast?
Quick answer
Mostly a price that matches what buyers already pay, on a house that shows well. Gracywoods homes reached a contract in a median 26 days over the past twelve months, quicker than North Austin’s 39. The few that sold over the last three months went even faster.

Why did the Gracywoods median rise while homes got smaller?
Because buyers paid more per foot. The typical Gracywoods sale this past year was smaller than the year before, and still the median rose to $525,000. Each square foot brought $270 against $261.
That is the opposite of most of North Austin, where prices held level. When the middle Gracywoods home shrinks and the median still climbs, the gain is real, and Table 1 shows it period by period.

What did the quick Gracywoods sales have in common?
They opened near what buyers were paying. The six recent sales closed at 98.9% of their original asking price, a handful of homes but a clear pattern.
In my experience the fast sales in a neighborhood like this are the houses that were ready on day one, with the obvious repairs done and a price set from recent sales on the same streets. Gracywoods homes are mostly from the 1980s, so a buyer notices quickly which ones have been kept up.
Is Gracywoods a seller’s market?
Balanced, for the neighborhood overall on the past twelve months. Homes closed at 96.4% of original asking, near the top of the range my rule calls balanced, with 2.6 months of supply.
The current listings are less tidy: 5 of the 8 had cut on the analysis date. Those are the homes that opened above the pattern, and they are the competition a new Gracywoods listing will be measured against.

Sell now, or wait?
With price per foot up and quick sales for ready homes, the case for now is solid.
- Sell now if your asking price is based on this year’s closed sales, not last year’s, on the streets nearest yours.
- Sell now if the house is updated and can show the first weekend.
- Wait if it needs repairs that the quick sales did not, since buyers here compare closely.
- Wait if the cut listings nearby are priced below what you need.
While the listing is coming soon, it also reaches the 4,000 cash buyers in my black book, not counting buyers using traditional financing, and the more than 100,000 buyers in our database, and you choose which offer to take.
Your situation
Gracywoods prices per foot rose this year, and the homes that were ready and priced right sold fast. More than half of today’s listings opened high and have cut.
So the question for your house is which group it joins: the quick sales, or the cuts a buyer has already seen.
