What does the North Austin housing market mean for your sale?

Quick answer

It means pricing against other owners in a balanced market, where the first price does most of the work. North Austin homes sold at 94.7% of their original asking price over the last three months, balanced for the area as a whole, and more than half of the homes for sale today have already cut. Your ZIP code and your price range can put you in a different market than the area-wide figures suggest.

Selling above $1M? Part of this market never goes online

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.

Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.

Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Is North Austin a buyer’s market or a seller’s market right now?

Neither side holds the upper hand, for the area as a whole. Homes that sold over the last three months closed at 94.7% of their original asking price, inside the range my rule calls balanced, and your own price range can land on either side of that line.

Supply points the same way. North Austin carries 5.5 months of inventory against 5.9 for the Austin metro, a little tighter than the region. Months of inventory is how long today’s listings would last at the current sales pace if nobody else listed. The chart below sets each ZIP code beside the area and the metro.

Did North Austin prices move over the past year?

Barely. The typical North Austin sale came to $449,000 over the past twelve months, against $450,000 the twelve months before.

By the square foot it held at $264 in both years, so prices here have stayed level while much of the conversation around Austin has been about declines. Fewer homes changed hands, though: 1,320 closed this past year against 1,353 the year before.

The last three months show the same steadiness on price with a thinner crowd of buyers. The median sale reached $437,000, against $433,250 in the same three months a year earlier.

Closings in those three months came to 276, down from 356 a year earlier, which is the number I would watch if you are deciding when to list.

Which part of North Austin is your home in, and does it matter?

It matters more than anything on this page. Almost nobody says they live in North Austin; they say Allandale, Crestview, Milwood or Wells Branch, and each of those sits in a ZIP code that behaves on its own terms.

78757 is the Allandale and Crestview side, the priciest part of the area by a wide margin, with a median sale of $670,000 over the last three months. It is the one ZIP where builders hold a real share of the listings and where enough homes sell above $1M that some of that business happens off the public record. The detail is on How are Allandale and Crestview homes selling in 78757?

78727 covers the eastern sections of Milwood, Scofield Farms and the streets around them. Sellers there gave up the least ground in the area, closing at 95.7% of original asking, and the ZIP scoreboard is Is it a good time to sell in 78727, Milwood or Scofield Farms?

78729, out toward Parmer Lane, holds the western Milwood sections, Hunters Chase and Forest North Estates. Homes there reached a contract in a median 30 days, the quickest in North Austin, which is broken down on How quickly are 78729 homes selling in Milwood and Hunters Chase?

78728 is Wells Branch and Willow Run. It is the smallest ZIP here by sales, and the only one where buyers paid less than 94% of original asking over the last three months, so it reads as a buyer’s market for the ZIP overall. See What are 78728 buyers paying in Wells Branch and Willow Run?

78753, home to Copperfield and a long run of older subdivisions, carries 7.0 months of inventory, and more of its listings have cut than in any other North Austin ZIP. That is on What should a Copperfield seller know about the 78753 market?

78758, with Gracywoods and Quail Creek West, has the most homes for sale relative to its sales pace at 8.1 months, which puts a lot of competition in front of any one listing. The ZIP is covered on How is 78758 treating Gracywoods and Quail Creek West sellers?

Are builders a factor for North Austin sellers?

Hardly, outside 78757. Builders hold 28 of the 502 North Austin homes for sale, a small share for an Austin area this size.

The new homes that did close sat mostly at the top of the market. There were 15 of them in the last three months, nearly all in 78757, at a median $1,600,000. For almost every other seller here the house a buyer compares with yours is another resale, and which ones they are is on Which homes is a North Austin buyer touring instead of yours?

What could go wrong for a North Austin seller this season?

The biggest risk is opening above the market and waiting for buyers to come up. On the analysis date 297 of the 502 homes for sale had already cut from their original asking price, so a buyer touring your street has watched several neighbors come down.

Timing splits sharply on that first price. Of the homes that sold in the last three months, 119 went under contract inside a month, and 62 took longer than three. Why some listings never get there at all is on Why do some North Austin listings never find a buyer?

The second risk is the house itself. Most of what sells here was built before 2000, about four in five recent sales, and an inspector will find the age in a roof, a water heater or a set of windows. A buyer who sees that and also sees a cut listing two doors down will use both.

The third is the pipeline. There were 55 homes under contract and another 34 pending on the analysis date, a modest line of buyers for an area this busy, which is part of why the decision on Should you sell your North Austin home this fall, or hold off? turns on price range and condition more than the calendar. What buyers actually paid, against asking and by the foot, is on What would a buyer pay for your North Austin home right now?

How closely does this report fit your house?

Closely for some homes, loosely for others. Run your address and we will pull the listings a buyer would weigh beside yours.

Your situation

North Austin is an older, resale-led part of the city where prices held level this year, sales thinned, and more than half of the listings have cut. Builders are a factor mainly in Allandale and Crestview.

So the question for your house is narrow: in your ZIP code and your price range, what are buyers paying this fall, and does your home show as well as the cut listing down the street?

Why are so many North Austin buyers waiting?

Chris Watters’s position, stated September 9, 2026. Watters International Realty does not forecast prices; the figures on this page are one period’s measurements.

There is pent-up demand in the market. Tons of buyers on the sidelines not purchasing. This is because there is a lack of alignment between the sellers’ personal wants and what a buyer can afford. Affordability has been severely impacted because of interest rates. Interest rates and home prices move in opposite directions in most instances. However, unlike Wall Street, the market is not that fluid. But in reality, it should be.

North Austin shows that gap in its listings. Prices held level this past year, and still more than half of the homes for sale today have had to come down from their first asking price to reach a buyer.
