Which homes is a North Austin buyer touring instead of yours?
Quick answer
Mostly other resales, many of them already cut. Builders hold 28 of the 502 North Austin homes for sale, so the house a buyer walks through after yours is usually an older home on a nearby street. More than half of those listings have come down from their first asking price.

Selling above $1M? Part of this market never goes online
The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Who is building in North Austin right now?
A scattering of small builders, almost all of them in two ZIP codes. The MLS shows 28 builder listings out of 502 homes for sale. They come under 17 builder names, and none of them lists more than a handful.
Milestone Community Builders and Primehaven Homes are the names in 78758, in a newer pocket of that ZIP. In 78757, around Allandale and Crestview, the builders are infill names such as David Weekley Homes, Rivendale Homes, Muskin Co and Lecasa Homes, putting single new houses on older lots. Table 1 lists them.

Is a builder competing at my price?
Probably not, unless your home lists high. Builder listings ask a median $787,000, against $409,750 for resales, so most new homes here are aimed at a buyer most North Austin resales never meet.
The exception is the upper end of 78757 and the newer pocket of 78758. A resale in Allandale or Crestview above about $650,000 will meet a new house on the same Saturday, and how that ZIP reads is on How are Allandale and Crestview homes selling in 78757?
For a resale in Gracywoods or Quail Creek West priced in the $600,000s, the builder homes in 78758 are the ones to know, covered on How is 78758 treating Gracywoods and Quail Creek West sellers?
What are the other resale sellers doing?
Cutting. Of the 474 resale listings, 279 were already below their original asking price on the analysis date.
That is the real competition in Milwood, Wells Branch and Copperfield: a neighbor’s house that opened high, came down, and now asks less than it did in August. A buyer walks into yours with that number already in mind.
A cut on the street also shapes the repair talks after the inspection, since a buyer who knows the house next door came down tends to ask for more. Why so many listings end up there is on Why do some North Austin listings never find a buyer?
How old are the homes a North Austin buyer tours?
Mostly older ones. Close to four in five homes that sold in the last three months were built before 2000, 222 of them.
That shapes what a buyer compares. In Milwood, Scofield Farms, Wells Branch and Copperfield the homes went up in the same era, with similar floor plans, so the difference between two houses a block apart is usually the roof, the kitchen, the flooring and the price.
The neighborhood names a buyer searches most are on the ZIP pages, each with its own price ranges: Is it a good time to sell in 78727, Milwood or Scofield Farms?, What are 78728 buyers paying in Wells Branch and Willow Run?, How quickly are 78729 homes selling in Milwood and Hunters Chase?, What should a Copperfield seller know about the 78753 market?, How are Allandale and Crestview homes selling in 78757?, How is 78758 treating Gracywoods and Quail Creek West sellers?
Where does a resale come out ahead in North Austin?
On speed and on price. Resales that sold in the last three months reached a contract in a median 39 days, against 75 for new builds.
They also held more of their asking price, closing at 94.8% of it where new builds closed at 92.4%. The new homes are larger and pricier per foot, so a resale wins with a buyer who wants an established street, a mature yard and a lower number.
When a builder is in the mix, the way I think about pricing against new construction is set out on What is your Manor home competing against? The houses your buyer tours that same afternoon. For timing, see Should you sell your North Austin home this fall, or hold off?, and for value, What would a buyer pay for your North Austin home right now?
Is your buyer comparing you with a new build or a neighbor?
For nearly every North Austin owner it is a neighbor, and your ZIP code and price decide the exceptions. Run your address and we will list the homes a buyer would tour with yours.
- A neighbor, if you are in Milwood, Wells Branch, Copperfield or Hunters Chase.
- A new build too, if you are in Allandale or Crestview and your home would list above the mid $600,000s.
- A builder home in 78758, if your resale would ask in the $600,000s near the newer pocket there.
- Private listings as well, above a million dollars in 78757, where some of your competition never appears online.
Your situation
North Austin is a resale market. Builders are a factor mainly in Allandale, Crestview and one pocket of 78758, and everywhere else your competition is an older house down the street, often one that has already cut.
So the useful question is specific: at your price, which listings will a buyer see that weekend, and does your house look like the best of them?
