Why do some North Austin listings never find a buyer?
Quick answer
Mostly the first price, sometimes the house, and now and then the marketing. North Austin homes that sold in the last three months went under contract in a median 40 days, quicker than the Austin metro. The listings that stalled usually opened above what buyers were paying, or showed worse than the house down the street. More than half of today’s listings have already cut.

Selling above $1M? Part of this market never goes online
The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

What these numbers mean if you are selling is on the North Austin, TX market report, and every number on this page is also broken out ZIP by ZIP on the scoreboard pages for 78727, 78728, 78729, 78753, 78757, 78758.
Last updated October 21, 2026. Sales data covers the 90 days ending October 20, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 21, 2026.
How many North Austin listings fail to sell?
A large share, about the same as across the metro. Over the last three months 39.3% of North Austin listings failed to sell, against 39.9% for the Austin metro. That share counts listings that expired or were withdrawn without a sale in those 90 days, as a part of every listing that reached an outcome either way.
In plain numbers, 179 listings came off the market unsold while 276 closed. Above $1M the record says less, because some owners there withdraw a listing and sell through a broker-to-broker private network, and the MLS cannot tell that apart from a home that never sold. Below that price the share is a fair read of listings that stalled.
How long are North Austin homes taking to sell?
A median 40 days to reach a contract, against 56 for the Austin metro. The median hides a split, and the table shows it.
Table 1. How long the 276 homes that sold in North Austin took to go under contract, cumulative days on market to contract, 90 days ending October 20, 2026. Source: Unlock MLS.
| Days on market | Homes sold |
|---|---|
| 30 days or less | 119 |
| 31 to 60 days | 57 |
| 61 to 90 days | 38 |
| More than 90 days | 62 |
Close to half of the homes that sold, 119 of them, went under contract inside a month. At the other end, 62 needed more than three months. A home in the second group usually got there after a cut, and the time it spent at the first price is where most sellers lose money.
What did the homes that sold do differently?
They opened close to what buyers were already paying. The typical sale closed at 94.7% of its original asking price, so even the homes that sold gave up a little, and the ones that went fastest gave up the least.
Only 47 homes closed at or above their original asking price. Those are the houses that were priced right on day one, showed well, and reached the buyers who were ready that week. In my experience it is almost never luck.
The rest of the difference is the house. Most of what sells in North Austin was built before 2000, so an updated kitchen or a new roof stands out, and a house that needs both is set against one that does not. The listings a buyer sets beside yours are on Which homes is a North Austin buyer touring instead of yours?
How many North Austin homes for sale have already cut their price?
More than half. On the analysis date 297 of the 502 homes for sale were below their original asking price. The typical listing had been on the market 47 days.
A cut tells a buyer the first number was wrong, so the next home on the street that opens high is read against it. That is one reason the homes that sold here moved early: their sellers priced against the cuts before they listed. Does my ZIP code change the odds?
Quite a bit. Homes in 78729 reached a contract in a median 30 days, with 78727 close behind. In 78728 it took 57.
Price cuts follow a similar map. In 78753 nearly two in three listings have cut, 64.2% of them, against 45.9% in 78728, where fewer homes are for sale.
Each ZIP page breaks out its own days and cuts: Is it a good time to sell in 78727, Milwood or Scofield Farms?, What are 78728 buyers paying in Wells Branch and Willow Run?, How quickly are 78729 homes selling in Milwood and Hunters Chase?, What should a Copperfield seller know about the 78753 market?, How are Allandale and Crestview homes selling in 78757?, How is 78758 treating Gracywoods and Quail Creek West sellers?

Is your North Austin home at risk of not selling?
The record points at a few patterns, and most of them are in your hands. Run your address and we will check yours against the homes that closed nearby.
- More at risk if your first price comes from a neighbor’s best sale last spring.
- More at risk if the house still has its original systems and an inspector will say so.
- More at risk in 78753 or 78758, where supply is heaviest and cut listings are everywhere.
- Less at risk if the asking price is based on this year’s closed sales, not last year’s, and the home is ready on its first weekend.
- Less at risk if the listing reaches the buyers who are ready before it ever goes public.
That is why we market the home during the coming-soon stage to the 4,000 cash buyers in my black book, not counting buyers using traditional financing, and the more than 100,000 buyers in our database, and you see every option before you choose.
Your situation
North Austin homes that sold went fast, and the ones that did not usually opened high or needed work the house down the street did not. More than half of today’s listings have cut.
So the question for your home is whether it would open at a price this fall’s buyers already pay, and whether it shows better than the cut listing they toured an hour before.

Why does a North Austin home fail to sell?
Chris’s position, Watters International Realty positions library, approved September 9, 2026.
A home that does not sell has a price problem, a promotion problem, or a product problem, and usually the seller was told it was the market. It was not the market. Plenty of homes are marketed badly, by agents who have no system for following up and no system for responding the minute a buyer raises a hand.
North Austin homes that sold reached a contract faster than the metro’s, so when a listing stalls here the cause is usually the price, the marketing or the house, in that order.
