What would a buyer pay for your North Austin home right now?
Quick answer
About what similar homes on your side of North Austin closed for in the last three months, less whatever your house needs. The typical North Austin home sold for $437,000, or $262 a square foot. Buyers paid 94.7% of the original asking price to get there. Your ZIP code moves that a long way, since 78757 and 78753 are different markets.

Selling above $1M? Part of this market never goes online
The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

211 North Austin homeowners have trusted my real estate team to sell their home in the MLS, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.
What these numbers mean if you are selling is on the North Austin, TX market report, and every number on this page is also broken out ZIP by ZIP on the scoreboard pages for 78727, 78728, 78729, 78753, 78757, 78758.

What is the starting number for a North Austin home?
About $262 a square foot, on the last three months of sales. Take every North Austin home that closed through the MLS over those months, line them up by what each foot of living space brought, and $262 sits in the middle. I start owners there instead of at the median sale price, since a per-foot figure already allows for a bigger or smaller house.
From there the adjustments begin. An original Milwood two-story, a compact Wells Branch house and a brand-new Allandale build are all folded into that one number, and the chart below pulls the new homes apart from the resales so you can see the spread.
Is my North Austin home worth less than a year ago?
About the same. Buyers paid $264 a square foot over the past twelve months, the same as the twelve months before.
The typical sale was level too, $449,000 against $450,000. Some ZIP codes moved more than the area did, in both directions, and each ZIP page shows its own year. If you are trying to decide whether flat prices argue for listing this fall, read Should you sell your North Austin home this fall, or hold off?
Does new construction in North Austin pull my value down?
Not on this record. Resales that sold in the last three months brought $256 a square foot, while new builds brought $508.
That gap is mostly location. Nearly all of the new homes that closed were large infill houses in 78757, at a median $1,600,000, where land near Allandale and Crestview carries much of the price. Elsewhere in North Austin a new build is rarely the house setting your number, and the few places it is are on Which homes is a North Austin buyer touring instead of yours?
What did North Austin buyers pay against the asking price?
Slightly under what sellers first asked for. Homes closed at 94.7% of their original asking price over the last three months, slightly better than the 94.3% across the Austin metro.
Most of that lost ground comes from homes that opened too high and spent weeks finding the real number. Over half the listings out there today have already taken that cut, and each one makes the next overpriced house easier for a buyer to skip. The listings that never sold at all are covered on Why do some North Austin listings never find a buyer?
Is my appraised value what a buyer will pay?
Rarely to the dollar. The appraisal district sets that figure for taxes, on a schedule and from older sales, while a North Austin buyer this fall is deciding between your house and the three or four others they toured that weekend.
Watters International Realty is a real estate brokerage and not a tax or legal adviser. Questions about your own appraised value, your homestead cap, whether to protest, a PID or MUD assessment on your lot, or what a bond election would do to your own tax bill belong with a tax professional, and the record for your specific parcel is held by the Travis Central Appraisal District (https://traviscad.org). What Watters International Realty can tell you is what a buyer would pay.
How much does my ZIP code change the number?
A lot. Allandale and Crestview homes in 78757 sold for $417 a square foot over the last three months, while Wells Branch and Willow Run homes in 78728 brought $214.
The other four ZIP codes sat in between, closer to the Wells Branch end than the Allandale end. Above $1M in 78757 the public figures run low, because some of the priciest sales there trade privately.
Each ZIP page has its own per-foot figure and price ranges: Is it a good time to sell in 78727, Milwood or Scofield Farms?, What are 78728 buyers paying in Wells Branch and Willow Run?, How quickly are 78729 homes selling in Milwood and Hunters Chase?, What should a Copperfield seller know about the 78753 market?, How are Allandale and Crestview homes selling in 78757?, How is 78758 treating Gracywoods and Quail Creek West sellers?
Will these figures describe your home’s value?
They describe a typical North Austin resale well and an unusual house poorly. Send us your address and we will gather the recent sales and current listings your buyer would hold up against it.
- A good fit for a Milwood, Scofield Farms, Hunters Chase or Wells Branch house, where dozens of similar homes sold this year.
- A rough fit for an Allandale or Crestview home on a lot a builder would want, since the land carries much of the price.
- A rough fit in 78757 above a million dollars, where part of the market sells privately and stays off the record.
- A good fit for a house that is ready to show, priced on this year’s closed sales, not last year’s.
Your situation
North Austin prices held level this year, by the sale and by the foot, so the value question here is about where your house sits among its neighbors. Condition and ZIP code do most of the work.
For your home that comes down to what a table cannot settle: what the closest recent sales were really like inside, and how yours compares with the listings a buyer sees the same afternoon.

What do your appraised value and recent sales tell you?
Chris Watters’s position, stated September 9, 2026. Watters International Realty does not forecast prices; the figures on this page are one period’s measurements.
Your appraised value and recent sold comparable sales is where the market was yesterday. Tomorrow, the market is where your competition stands on price and features.
In North Austin that competition is mostly other resales of the same age, more than half of them already cut, plus a few new builds in Allandale and Crestview.
