Why are Scofield Farms homes selling for less than a year ago?
Quick answer
Partly because smaller homes made up more of the sales, and partly because each foot brought a little less. The typical Scofield Farms sale came to $460,000 over the past twelve months, and homes closed at 94.2% of original asking, a balanced market for the neighborhood but only just.

How far did Scofield Farms prices fall?
Less than the median makes it look. The typical sale dropped to $460,000 from $537,000. Price per square foot slipped to $229 from $235.
The rest of the drop is size. The Scofield Farms homes that sold this past year had less living space than the ones that sold the year before, and a smaller middle house pulls the median down with it. Both years are in Table 1.

Are Scofield Farms homes taking longer to sell?
Yes. The typical home reached a contract in 47 days over the past twelve months, against 24 the year before.
Fewer buyers closed, too, 31 sales against 43. On the analysis date 7 of the 11 homes for sale had cut, so a buyer here is choosing among listings that have already come down once.
Is Scofield Farms a buyer’s market or a seller’s market?
Balanced, by a small margin, for the neighborhood overall. Sales closed at 94.2% of original asking over the past twelve months, just inside the range my rule calls balanced, with 4.3 months of supply.
A margin that thin means your price range and your house’s condition decide which side of the line you land on. No Scofield Farms price range had ten sales over the year, so the range detail is on the ZIP page.

Sell now, or wait?
The record is mixed here, so the house decides.
- Sell now if your asking price is based on this year’s closed sales, not last year’s, and opens below the cut listings nearby.
- Sell now if your home is one of the smaller plans, which made up more of this year’s buyers.
- Wait if the house needs work that the cut listings around you have already done.
- Wait if you need last year’s price per foot to make your next move work.
When the home is coming soon, it also goes to the 4,000 cash buyers in my black book, not counting buyers using traditional financing, and the more than 100,000 buyers in our database, and you weigh each option yourself.
Your situation
Scofield Farms prices slipped by the foot this year, homes took longer to sell, and most of today’s listings have cut. The neighborhood is balanced by only a small margin.
So the question for your house is direct: does its first price beat the listings that have already come down, and does it show better than they do?
