Why are more buyers paying less in Forest North Estates?
Quick answer
Because prices came down to meet them. Forest North Estates sold more homes this past year than the year before, while price per square foot fell to $248 from $264.

Sell now, or wait?
Buyers are active at today’s prices, so a ready house can sell.
- Sell now if your asking price is based on this year’s closed sales, not last year’s.
- Sell now if the house has been updated, since many 1970s homes here have not.
- Wait if you need last year’s price per foot, which buyers here stopped paying.
- Wait if original systems would turn an inspection into a second negotiation.
