Does a new build next door change your Crestview home’s price?
Quick answer
It changes who your buyer compares you with more than what your house brings per foot. Crestview homes sold for about $463 a square foot over the past twelve months, the same as the year before. That held even as new builds made up 13 of the 67 recorded sales. On the last three months the neighborhood was a balanced market overall.
What we analyzed

Selling above $1M? Part of this market never goes online
The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Why did the Crestview median rise if price per foot did not?
Because more of the sales were new or nearly new. The typical Crestview sale over the past twelve months was $720,000, against $652,500 the year before, while each square foot brought the same.
The median is just the middle Crestview sale, and when a bigger slice of the sales are new houses, that middle sale gets pricier without any original house being worth more. The Crestview periods sit in separate rows below.

How much new construction is in Crestview?
A lot for an older neighborhood. Of the recorded sales this past year, 13 were built in 2025 or later.
Another 16 went up in the decade before that, so close to half of what sold here was newer than most of North Austin.
That changes the tour. A buyer looking at an original Crestview house this fall has often just walked through a new two-story a few streets over, at a higher price and with nothing to fix. David Weekley Homes had a new home listed in Crestview on the analysis date, and the Crestview Station section adds newer homes to the mix.
Is Crestview a buyer’s market or a seller’s market?
Balanced, for Crestview as a whole. The homes that sold over the last three months closed at 95.0% of original asking, inside the range my rule calls balanced.
Supply is very thin at 1.6 months on that pace. Even so, 5 of the 8 homes for sale had cut. With so few listings, each one is measured closely against the new builds, and a house that opens above its condition comes down.
Above a million dollars the record is partial. Of the year’s recorded sales, 21 closed above $1M, and part of that business trades on a broker-to-broker private network. Sell now, or wait?
With supply this thin, a ready house has a real shot now.
- Sell now if you will set the asking price based on this year’s closed sales, not last year’s, with the new builds nearby in mind.
- Sell now if your lot is one a builder would want, since builders are buying in Crestview.
- Wait if the house needs work a buyer would set against a new kitchen down the street.
- Wait if you need a number only a new build has been getting.
Before it goes public, we also bring the home to the 4,000 cash buyers in my black book, not counting buyers using traditional financing, and the more than 100,000 buyers in our database, and you decide among the options.
Your situation
Crestview has almost nothing for sale and a steady price per foot, while new builds have taken a growing share of the sales. Most of the few listings have cut.
So the question for your house is how it reads beside the new homes a buyer just toured, and whether your price reflects that difference honestly.
