Why have so many Copperfield sellers cut their asking price?
Quick answer
Because buyers have more choice nearby than the neighborhood’s own numbers suggest. Eight of the 11 Copperfield homes for sale were below their original asking price on the analysis date, even though homes that sold this past year closed at 95.4% of original asking, a balanced market for the neighborhood overall.

Are Copperfield prices lower than a year ago?
A little. A Copperfield square foot sold for a median $246 over the twelve months, against $251 the year before.
The typical sale fell further, to $315,000 from $334,000, partly because the homes that sold were a bit smaller. So the Copperfield drop is part price and part mix, and the periods are broken out in Table 1.

Why are so many Copperfield listings cutting?
Because the ZIP around them is crowded. 78753 carries 7.0 months of supply, and 64.2% of its listings have cut. A Copperfield buyer can tour plenty of similar 1980s homes nearby at reduced prices.
Copperfield itself is tighter, at 3.6 months of supply on the past year’s pace. The cuts come from opening prices set against last year’s sales, when a buyer is comparing against this fall’s reduced listings a mile away.
The six homes that sold over the last three months closed at 93.0% of original asking, too few for a firm read, though it points the same way.
Which Copperfield price ranges are moving?
The $350,000 range held up better. Over the past twelve months it closed as a balanced market for that range, while the busier $300,000 range, where most Copperfield homes sell, leaned toward buyers.
Table 2. Copperfield homes by price range, twelve months ending October 20, 2026; homes for sale as of October 21, 2026. A range is a seller’s market when homes sold for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Only price ranges with at least 10 sales in the twelve months are shown. Source: Unlock MLS.
| Price range | Sold | Median sale price | For sale | New builds for sale | Homes that cut their price | Months of supply | Market |

Sell now, or wait?
For a Copperfield house priced against this fall’s listings, now can work. A house priced against last year’s will likely join the cuts.
- Sell now if your asking price is based on this year’s closed sales, not last year’s, and sits below the cut listings nearby.
- Sell now if the house has been updated, since most of the competition in 78753 has not.
- Wait if original systems would show up on an inspection and you can fix them first.
- Wait if you need a price in the $350,000s and your house competes in the $300,000s.

Your situation
Copperfield is a modest 1980s neighborhood in a crowded ZIP, with prices down a little this year and most of its listings already cut. Buyers have choices within a few minutes’ drive.
So the question for your house is whether its first price beats the reduced listings nearby, and whether its condition gives a buyer a reason to choose it.
