The 369 Kyle homes that closed in the 90 days ending September 20, 2026 reached a contract in a median 57 days, where the Austin metro’s figure for the same 90 days was 50 days. Inside that median the town splits in two: 107 of the 369 were under contract within 30 days, while 129 took more than 90. Which side a Kyle listing lands on turns on the number it opens with, and 371 of the 598 homes for sale on September 21, 2026 already stand below what they first asked.

Is the Kyle market the reason your home has not sold?

The town is still transacting. Kyle closed 369 sales in the 90 days ending September 20, 2026 at 94.7% of original asking, and those sales reached a contract in a median 57 days where the Austin metro measured 50 over the same period. A market that clears 369 homes in a quarter is a poor explanation for one listing standing still.

That median covers two different experiences. 107 of the 369 were under contract within 30 days, 82 took 31 to 60 days, 51 took 61 to 90, and 129 ran past 90 days before a buyer signed.

The region around Kyle is measured on its own basis. How many Kyle listings came off the market without selling?

129 of them left the board that way in the 90 days ending September 20, 2026, a non-sale share of 25.9% where the Austin metro carried 36.4%. The measure counts listings that ended without a sale in the period, expired or withdrawn by off-market date, set against those plus the homes that closed. Kyle reads under the metro on that single period’s level, so a home that fails here runs against the grain of its own town.

Why those 129 did not sell is not something the file answers. Nothing on record lines that group up against the 369 sales by build age, finish, renovation history or subdivision, so no house here gets named as the cautionary one. Time to contract is recorded, and Table 1 breaks it into four groups.

Is your Kyle price where buyers are actually closing?

Price is where the record speaks plainly. On September 21, 2026, 371 of the 598 Kyle homes for sale, 62.0% of them, were asking under their own opening number after a median 64 days in front of buyers, where the Austin metro figure was 57.3%. The 369 who closed gave up less: they finished at 94.7% of original asking, and 57 of them, 15.4%, took their opening number or better.

The distance turns up in the two medians. A Kyle sale over the 90 days ending September 20, 2026 ran $307,000 at $165 per square foot; a Kyle listing on September 21, 2026 wanted $329,550 at $171.

Price ranges pull apart from there. The $250,000 to $299,999 range produced 89 sales at 49 days and 95.5% of original asking on 4.0 months of inventory, a seller’s market under WIR’s rule for that range alone. The $450,000 to $499,999 range produced 15 sales at 185 days and 94.0%, with 25 of its 33 listings already cut and 6.6 months reading as a buyer’s market by the same rule. Does a finished 2025 build explain why yours is still standing?

Kyle’s closings are mostly new houses. 214 of the 369 sales were built in 2025 or later and 9 predate 2000, and by the new-build proxy 220 were builder product against 149 resales.

The patient half of that median belongs to the builders. Those 220 new builds needed 69 days to contract and settled at 93.7% of original asking; the 149 resales needed 42 days and held 96.3%, so an owner judging a resale by the town’s 57-day figure is judging it by houses they do not own. The standing inventory repeats it: on September 21, 2026 the 278 builder listings had been out a median 65 days with 175 marked down, the 320 resale listings a median 62 days with 196 marked down.

A buyer’s afternoon gets spent in named communities. Waterstone took 123 closings at a median $289,990 over the twelve months ending September 20, 2026 with a median build year of 2025, and Crosswinds 81 at $359,999, so a resale in that company is read against finished stock with a sales office behind it.
