Village at Manor Commons is the Pacesetter Homes community at US 290 and FM 973 in Manor’s 78653, and the builder is still selling in it. Over the twelve months ending September 8, 2026, 14 homes closed there at a median sale price of $370,520, and on September 9 the community had 8 homes for sale, 5 of them the builder’s. Our read is that a resale owner here is selling inside the builder’s own price list, so the question is what a two-year-old house offers that a finished spec at the end of the street does not.
Village at Manor Commons, in Manor’s 78653, had 14 homes close in the twelve months ending September 8, 2026 at a median sale price of $370,520, a median of 82 cumulative days on the market, and 95.0% of original asking; only 3 closed in the last 90 days of that period, too few for a median WIR would publish. On September 9, 2026 it had 8 homes for sale and 6.9 months of inventory on the twelve-month basis: 5 were Pacesetter listings and 3 were resales, 2 of which had already cut their asking price. Pacesetter publishes the community from $329,900 to $411,900, so a resale owner sells beside the builder’s finished houses at the same prices. What changes it for you is whether your house can show against a spec, and whether your price sits inside or outside that published range.

Last updated September 14, 2026. Sales data covers the 90 days ending September 8, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of September 9, 2026; builder pricing and incentives read September 8, 2026; the builder’s community page read September 14, 2026.
On the MLS, the subdivision rows for Manor Commons and Village at Manor Commons show 14 closings in the twelve months ending September 8, 2026 at a median sale price of $370,520, a median of 82 cumulative days on the market, and a median 95.0% of original asking price. In the last 90 days of that period 3 homes closed; WIR publishes no median on fewer than 5 sales, so the twelve-month figures carry this page. On September 9 the community had 8 homes for sale, which is 6.9 months of inventory on the twelve-month basis. Months of inventory means: if no more homes came on the market, how long it would take to sell everything listed at the current pace. Chris’s rule beside it: the right company sells faster than the average listing. That label is for this community’s twelve months; a price point changes which market a homeowner is in.
The twelve months before those had 59 closings at a median of $355,000 and 35 days, at 97.0% of original asking. Every one of the 14 recent closings was a home built in 2020 or later, and 5 of them were built in 2025 with a builder on the record, which is WIR’s proxy for a builder sale because the closed records predate the MLS condition field. WIR reads the two periods as the community moving from the builder’s main sell-through into a resale market with the builder still present, and makes no price claim from two medians measured on different houses.
Of the 8 homes for sale in Village at Manor Commons on September 9, 2026, 5 were Pacesetter Homes listings with a median asking price of $364,900, and 3 were resales with a median asking price of $355,000 and a median of 100 days on the market so far. 2 of the 3 resales had already cut from their original asking price. One home was pending. Over the twelve months, 5 listings ended without a sale against 14 that closed, which is 26.3% of every listing that reached an outcome either way; that figure counts listings, so a house listed twice counts twice.
Pacesetter’s community page, read September 14, 2026, publishes the community from the mid $300s, with seven plans priced from $329,900 to $411,900 and 1,456 to 2,546 square feet, an HOA of $400 a year, and six quick move-in homes. The WIR New Construction Inventory sheet, read September 8, carries the same range with at least 6 specs running move-in ready through November 2026 and the HOA at $33 a month, with no PID noted. The MLS counted 5 Pacesetter listings in the community on September 9; this page uses the MLS for counts and the builder’s own page for terms. The builder advertises a rate as low as 4.99% (terms apply, subject to change) against the Freddie Mac survey rate of 6.71% on September 3, 2026. A resale owner cannot move a buyer’s rate; why a builder can, and Chris’s position on what builder supply does to a resale market past five to six months, is on is new construction hurting Manor resale values?
The 78653 median sale price of $330,000 sits $100 above the community’s published floor of $329,900. Inside the community, the twelve months show 8 sales between $350,000 and $399,999 with 6 homes for sale on September 9, or 9.0 months on that basis, and 3 sales between $300,000 and $349,999 with 2 for sale, 8.0 months. Those two bands are where the builder’s plans and the resales overlap. Pacesetter places Village at Manor Commons on US 290 at FM 973, about 12 miles from downtown Austin, and lists Lagos Elementary, Manor Middle School and Manor High School, all Manor ISD. On the MLS, 10 of the 14 closings in the twelve months recorded Lagos Elementary as the campus, and Manor ISD lists Lagos Elementary School among its campuses. The builder’s page names Timmerman Park as a nearby amenity. Schools and parks appear here as geography, because a buyer’s agent searches by them; nothing on this page describes them beyond their names.
Whisper Valley, Pacesetter’s other Manor community, is a different case: it carries a PID and sits in Del Valle ISD, and it has its own page at Whisper Valley real estate market: what sellers should know. Village at Manor Commons has no PID noted on the sheet or the builder’s page, and its HOA is $400 a year on the builder’s page, or $33 a month on the sheet.
Watters International Realty is a real estate brokerage and not a tax or legal adviser. Questions about your own appraised value, your homestead cap, whether to protest, a PID assessment on your lot, or what the November 3 bond would do to your own tax bill belong with a tax professional, and the record for your specific parcel is held by the Travis Central Appraisal District (https://traviscad.org). What WIR can tell you is what a buyer would pay.
It does if you own a resale inside Village at Manor Commons, because the buyer touring your house has 5 Pacesetter listings to see the same afternoon with an advertised rate you cannot match, and 2 of the 3 resales listed have already come down. It does if your likely price lands between $329,900 and $411,900, inside the builder’s published range, wherever you own in 78653. It does if your kitchen and baths read as a generation behind a spec, even at two years old, because the specs are being finished through November 2026. If that is you, the fastest way to know is to run your address.
It competes less if your likely price sits under $300,000, where new builds are 4% of the homes for sale between $200,000 and $249,999 and 12% between $250,000 and $299,999 across 78653, and the builder’s published range does not reach. It competes less if you own a lot, a corner, or a finished yard the builder’s remaining lots cannot offer. And it competes differently if your price sits above $420,000, which is a different set of listings and a different page: should you sell acreage or a higher-priced home in Manor now, or wait? If you do not know your likely price, start with what your Manor home is worth next to a brand-new house.
The builder’s page gives the range and the MLS gives the pace: 14 sales in a year, 82 days at the median, 8 for sale with 5 of them the builder’s. Your house is one specific case inside that, priced either where the last 14 closed or where the 3 resales are still waiting. A Pacesetter listing is standing at the end of your street at your price. What does your house do better than that spec, and what would it cost to make that true before it goes live?

Watters International Realty is a Texas real estate brokerage based in Austin, with Chris Watters as broker of record. Timing a listing to the builder’s schedule is a weaker plan than pricing to the listings already standing. On September 9, 2026 Pacesetter had 5 homes listed in Village at Manor Commons, and the WIR New Construction Inventory sheet shows its specs running move-in ready through November 2026, so a resale listed today already competes with finished houses, and one listed in December will too. WIR does not publish how many homes arrive when. What a seller controls is the asking price against the builder’s published $329,900 to $411,900 range and how the house shows against a spec, and those matter on any listing date. If your house needs work to show that way, the preparation question is on how much should you spend fixing your Manor home before selling?
