Kyle had 598 homes on the market on September 21, 2026 and 278 of them were builder listings, 46.5% of everything for sale, under 22 builder names. On the closing side the builder share runs higher: 220 of the 369 Kyle homes that sold in the 90 days ending September 20, 2026 were new builds, 59.6% of that quarter’s sales. The remaining 320 listings are resale, and your price band decides which of the two a buyer walks through the same afternoon as yours.
Of the 598 homes for sale in Kyle on September 21, 2026, 278 carry a builder’s name and ask a median $340,494, and 320 are resale listings asking a median $315,000. Builder listings stand in every price band the town’s table carries, from 7 of the 17 listings under $200,000 to 23 of the 35 at $650,000 and above, with 76 of the 147 between $300,000 and $349,999. Of the 369 homes that sold in the 90 days ending September 20, 2026, the 220 new builds reached contract in a median 69 days at 93.7% of original asking and the 149 resales in a median 42 days at 96.3%.

Together the 278 ask from $179,999 to $1,100,000 at a median $340,494 and $181 per square foot, they have been listed a median 65 days so far, and 175 already stand below their opening price.
Where each builder sits on that ladder decides whose buyer it takes. Lennar’s Kyle listings run $179,999 to $395,999 at a median $291,499 and D.R. Horton’s run $202,990 to $437,445 at a median $311,750, while Perry Homes opens at $399,900 and Highland Homes at $474,809. A homeowner near $300,000 and a homeowner near $550,000 both have a sales office in the way, and never the same one.

Three Kyle communities appear on the WIR New Construction Inventory sheet as read on September 18, 2026. At 6 Creeks, Pulte Homes publishes $499,000 to $645,878 with at least 4 move-in-ready specs and savings of up to $84,030 on select quick move-ins. Highland Homes publishes $440,000 to $700,000 at 6 Creeks at Waterridge with at least 15 move-in-ready specs. Lower down the ladder, D.R. Horton publishes $198,720 to $258,975 at Marigold with at least 7 specs and a seller-funded temporary buydown of $6,497 on 3.5% down FHA financing.
The financing lines are the part a resale cannot answer, and each is an advertised offer on selected homes, terms apply, subject to change: Pulte advertises 4.99% (4.977% APR) conventional fixed with a 2/1 buydown on select quick move-ins, Highland advertises $50K in savings or rates as low as 4.5%, and D.R. Horton advertises a 4.99% FHA 2/1 buydown stepping 2.99%/3.99%/4.99%. The Freddie Mac survey rate on September 3, 2026 was 6.71% (Freddie Mac PMMS), which is the number a buyer weighing a resale carries.
In Kyle the answer is yes in every band the table carries: 7 of the 17 homes asking under $200,000, 76 of the 147 between $300,000 and $349,999, 41 of the 80 between $350,000 and $399,999, and 23 of the 35 asking $650,000 and above.
Pace is a separate question from company. The 75 homes that sold between $300,000 and $349,999 in the 90 days ending September 20, 2026 reached contract in a median 41 days at 95.5% of original asking, against 147 listings and 5.9 months, which WIR reads as a balanced label for that price range across Kyle and not for any one address; a price point changes which market a home is in. One step down, the 89 sales between $250,000 and $299,999 came against 118 listings at 4.0 months, a seller’s market label for that range alone and not for a single house, with 69 of those 118 already off their opening price.
Six homes sold at $650,000 and above in those 90 days, too few for a 90-day reading, so that band is read on the twelve months ending September 20, 2026: 24 closings against 17.5 months, a buyer’s market label for that price range across Kyle and not for any one address, and a price point changes which market a home is in.
Table 2. Kyle by price band, Residential; closings by sale price (90 days ending September 20, 2026), actives by asking price (as of September 21, 2026). WIR label rule: under 5.5 months seller’s, 5.5 to 6.5 balanced, over 6.5 buyer’s. A band’s label is for that band only, and a price point changes which market a home is in; the 90-day label is published only where the band had at least 10 closings, the twelve-month basis is used and named where it had fewer, and no median is published under 5. What the line your own price falls on says about timing is on should you sell your Kyle home now, or wait?
The resale listings ask a median $315,000 at $166 per square foot after a median 62 days on the market so far, and 196 of the 320 have already come down from what they first asked. Count both sides and 371 of Kyle’s 598 listings stood below their original asking price on September 21, 2026, 62.0% against 57.3% across the Austin metro.
Both asking medians sit above the $307,000 the town’s 369 sales fetched in the 90 days ending September 20, 2026. Where a resale’s own number belongs is on what is your Kyle home worth next to a brand-new house?
Recent construction, all the way down the list. Over the twelve months ending September 20, 2026, Waterstone closed 123 homes at a median $289,990 with 54 for sale, 6 Creeks 87 at $489,990 with 34, Crosswinds 81 at $359,999 with 26, and Southgrove 70 at $306,906 with 11. The median home that sold in each one was built in 2025.

| Subdivision (MLS name) | Sold, twelve months | Median sale price | Median build year | For sale |
|---|---|---|---|---|
| Waterstone | 123 | $289,990 | 2025 | 54 |
| 6 Creeks | 87 | $489,990 | 2025 | 34 |
| Crosswinds | 81 | $359,999 | 2025 | 26 |
| SOUTHGROVE | 70 | $306,906 | 2025 | 11 |
| Anthem | 63 | $369,990 | 2025 | 15 |
| Plum Creek | 51 | $330,000 | 2025 | 3 |
| Plum Creek North | 49 | $300,990 | 2026 | 27 |
| Opal Meadows | 43 | $416,000 | 2025 | 6 |
| Waterstone Crossing | 38 | $332,618 | 2025 | 9 |
| TALAVERA | 37 | $298,000 | 2025 | 8 |
Two lines in Table 3 read the other way. Plum Creek closed 51 at a median $330,000 with 3 homes listed and Opal Meadows 43 at $416,000 with 6, so an owner in either stands beside very little local inventory.
On the measures the closing record keeps for both sides. Kyle’s 369 sales in the 90 days ending September 20, 2026 split into 220 new builds and 149 resales. The new builds reached contract in a median 69 days and settled at 93.7% of original asking, at a median $330,000 and $169 per square foot. The resales reached contract in a median 42 days and settled at 96.3%, at a median $285,900 and $160 per square foot.
WIR’s read stops where those measures stop. Days to contract and sale to original asking are where the resale side reads better over those 90 days; on price cuts both sides carry pressure, with 175 of the 278 builder listings and 196 of the 320 resale listings below their opening price on September 21, 2026. What divided the 107 Kyle listings that reached contract inside 30 days from the 129 that took more than 90 is on why aren’t homes selling in Kyle?
Chris’s position, WIR positions library, approved September 9, 2026.
Know the exact house your buyer will tour the same afternoon as yours, by community, by price, and by what the builder is throwing in. Most sellers price against the neighbor’s resale.
Kyle hands that rule two counts. On September 21, 2026, 278 of the 598 listings carried a builder’s name and 320 were resale, so the neighbor is still half the answer here, and the published incentives above show what the other half is throwing in.
How much of this page lands on your house is a price question first and a community question second, and the September 21, 2026 inventory draws both lines. If that is you, the fastest way to know is to run your address.
Clearing the builders leaves a market of owners, and the price cuts run across both sides of it: taking the $400,000 to $449,999 band as a whole, 21 of its 35 listings, builder and resale together, had come off their opening price by September 21, 2026. Every band, count and label is tabled on the 78640 housing market report.
These counts describe 598 listings spread over one town. A buyer arrives with one approval letter and one afternoon, and sees whatever stands inside their range near your streets. That set can be mostly builder inventory or mostly resale, and the town-wide 46.5% does not tell you which.
So the narrow question is the one worth answering: at the price my house would carry, on my street, what does a buyer walk through this month, and how does mine read beside it?
The town-wide count settles nothing about the handful of homes a buyer actually stands inside before they decide about yours. Give us your address and we run the process behind this page against your actual property. You get:
