Who are Easton Park sellers really competing with right now?
Quick answer
Mostly the builders. Easton Park homes closed at 94.3% of original asking over the last three months, a balanced market for the community overall, and most of what sold was new. Seven builders still have homes listed beside the resales.

| Period | Sold | Median sale price | Price per square foot (median) | Median days on market | Share of original asking price | Median living area (square feet) | Median build year |
|---|---|---|---|---|---|---|---|
| 90 days ending October 20, 2026 | 60 | $558,622 | $223 | 88 days | 94.3% | 2,554 | 2026 |
| Same 90 days a year earlier (July 23, 2025 to October 20, 2025) | 48 | $567,421 | $231 | 69 days | 96.2% | 2,484 | 2025 |
| Twelve months ending October 20, 2026 | 233 | $547,000 | $220 | 86 days | 93.8% | 2,472 | 2025 |
| Prior twelve months (October 21, 2024 to October 20, 2025) | 240 | $530,925 | $229 | 81 days | 93.9% | 2,412 | 2024 |
Buyers paid close to asking on the whole, which makes the community balanced by my rule for the last three months. Over the full year the read is a little weaker, because more of the sales came in under 94% of the first price.
Did Easton Park prices go up this year?
The median did, and value per foot did not. The typical home sold for $547,000 over the past twelve months, against $530,925 the year before.
The homes that sold were larger this year, and a square foot brought $220 against $229. A median is the middle sale, so when the middle home gets bigger the median climbs with it, even while each foot is worth a little less.

Which Easton Park price range is your home in?
Most sales land between $550,000 and $599,999, and that range sold for 94.3% of original asking this past year, a balanced market for that range.
Table 3. Easton Park homes by price range, twelve months ending October 20, 2026; homes for sale as of October 21, 2026. A range is a seller’s market when homes sold for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Only price ranges with at least 10 sales in the twelve months are shown. Source: Unlock MLS.
| Price range | Sold | Median sale price | For sale | New builds for sale | Homes that cut their price | Months of supply | Market |
|---|---|---|---|---|---|---|---|
| $300,000 to $349,999 | 10 | $317,995 | 5 | 3 | 3 | 6.0 | balanced |
| $350,000 to $399,999 | 15 | $349,190 | 8 | 7 | 7 | 6.4 | balanced |
| $400,000 to $449,999 | 11 | $405,000 | 7 | 3 | 2 | 7.6 | balanced |
| $450,000 to $499,999 | 16 | $447,500 | 5 | 2 | 4 | 3.8 | balanced |
| $500,000 to $549,999 | 26 | $480,000 | 9 | 6 | 5 | 4.2 | buyer’s market |
| $550,000 to $599,999 | 59 | $544,990 | 14 | 12 | 8 | 2.8 | balanced |
| $600,000 to $649,999 | 26 | $591,821 | 6 | 6 | 2 | 2.8 | balanced |
| $650,000 to $699,999 | 12 | $626,050 | 4 | 4 | 1 | 4.0 | buyer’s market |
| $700,000 to $799,999 | 18 | $683,439 | 6 | 5 | 4 | 4.0 | buyer’s market |
| $800,000 to $899,999 | 25 | $749,900 | 9 | 6 | 4 | 4.3 | buyer’s market |
| $900,000 to $999,999 | 11 | $866,588 | 4 | 4 | 4 | 4.4 | buyer’s market |
The higher ranges are where buyers pushed hardest. Homes that started between $800,000 and $899,999 closed at 87.0% of original asking, a buyer’s market for that range, and that is also where the largest builder plans sit.
Sell now, or wait?
In Easton Park the builders set the clock more than the season does.
- Sell now if your home is move-in ready and you can open below the nearest builder plan of the same size.
- Sell now if your section is built out and your lot backs to green space a new section can’t match.
- Wait if the house needs work an inspector will flag, and fix that first.
- Wait if your number only works at a price per foot above what this year’s Easton Park buyers paid.
Price it from this year’s closed sales, not last year’s. Before an Easton Park listing goes public I market it to my buyer network during the coming-soon stage, which includes 4,000 cash buyers in my black book, not counting buyers using traditional financing. You see every option and you decide.
