Top-Rated Real Estate Agents for Texas Buyers and Sellers

Is this fall the right time to sell your Southeast Austin home?

Quick answer

Yes, for most Southeast Austin homes that are ready, because waiting a year would not have helped. The typical home sold for $370,000 this past year against $395,000 the year before, while sales rose. If your home is move-in ready and priced from this year’s sales, the buyers are already here.

104 Southeast Austin homeowners have trusted my real estate team to sell their home, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.

Did waiting a year pay off for Southeast Austin sellers?

On price, it did not. A square foot sold for $209 over the past twelve months, against $221 the year before, so the same house brought less this year than last.

That is the number I would show any owner in Easton Park or Goodnight Ranch who is thinking about holding out for a better spring. This year and last are side by side in the chart that follows.

Are there still buyers in Southeast Austin this fall?

Yes. Southeast Austin closed 1,052 homes over the past twelve months, against 1,017 the year before. Buyers are coming out of the woodwork, and they are paying less for each house than they did a year ago.

The pipeline backs that up. This week 45 homes were under contract with showings still allowed. Another 111 were pending. None of that tells me where prices go next, and I would not trust anyone who says it does.

What does a buyer’s market mean for your timing?

It means the first price matters more than the month you list. Homes here closed at 93.9% of original asking over the last three months, a buyer’s market for the area overall, though your own price range can read differently.

Builders make that worse for a resale. They hold a large share of what is listed, and when they cut, the resale next door is measured against the new number, not the old one.

Does your price range change the answer?

It can. The busiest range, homes that started between $350,000 and $399,999, closed at 93.8% of original asking, a buyer’s market for that range.

Homes that started in the low $300,000s did better, at 96.6%, which makes that range balanced. Starter homes there compete with fewer new builds.

Table 1. Southeast Austin homes by price range. Sales are from the 90 days ending October 20, 2026; homes for sale are as of October 21, 2026. A range is a seller’s market when homes sell for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Only price ranges with at least 10 sales in the last 90 days are shown. Source: Unlock MLS.

How do you give a Southeast Austin listing its best first week?

Put it in front of buyers before it goes public. During the coming-soon stage I market the home to my buyer network, which includes 4,000 cash buyers in my black book, not counting buyers using traditional financing, and more than 100,000 buyers in my team’s database. You see every option that comes in and the choice is yours.

Then the price has to hold on day one. That means an asking price based on this year’s closed sales, not last year’s, and a house that shows as well as the model home up the road.

Your situation

Whether this fall is your time depends less on the season than on your price range, the shape the house is in, and how many builder homes a buyer can walk through the same Saturday. Those answers are specific to your address.
