Which new builds is your Southeast Austin buyer touring too?
Quick answer
The ones in Easton Park, Goodnight Ranch and Cascades at Onion Creek, most often. Builders hold 199 of the 481 homes for sale in Southeast Austin, and in those communities they set the price a buyer expects. Below about $350,000 the competition is mostly other resales.

How much of Southeast Austin’s inventory is new construction?
About four in ten listings, 41.4% of everything for sale. That is heavy for an Austin area, and it shapes what every resale owner here can ask.
The builders are spread across a handful of large communities, which the chart below lays out by builder.

Where do new builds compete with resales on price?
Mostly from the mid $300,000s up. Builder listings ask a typical $442,990, and resale listings ask $335,000.
In the ranges from $350,000 up, a large share of what a buyer tours carries a builder’s name, and in Easton Park the new homes run well past $600,000. Below that, a seller is mostly up against the neighbors. The price-range breakdown sits on each ZIP scoreboard: 78741, 78744 and 78747.
What are Southeast Austin resale listings up against?
A lot of cuts. Of the 282 resale listings, 164 are already below their original asking price.
That is the part a resale owner can’t ignore: the buyer who tours your house has seen the reduced price on the house down the street, and a new build whose price has come down too.
Which Southeast Austin subdivisions sell the most homes?
Easton Park, by a wide margin. It closed 189 homes over the past twelve months, most of them new, and it still has 51 for sale.
Cascades at Onion Creek, Marble Creek Crossing and Goodnight Ranch come next, all communities where builders are still listing, followed by Cloverleaf and Prospect Park. The older neighborhoods trade far fewer homes each, and Onion Creek around the golf course and Springfield east of the McKinney Falls area are where a resale competes mostly with other resales. Each of the busiest communities has its own report, linked from the scoreboard for its ZIP code.
What does a resale win on in Southeast Austin?
Price per foot and a landscaped yard. Resales that closed over the last three months sold for $203 a square foot, against $216 for new builds.
A resale also comes with trees, a fence, blinds already hung and no wait for construction. Resales went under contract faster too, a typical 61 days against 83 for the new builds. That edge only holds when the resale is priced below the builder’s number and shows move-in ready.
A resale also wins on location inside the community. An owner on a completed street near the pool or the trail is selling something the builder cannot offer on a lot at the far edge of a new section, and the listing should say so plainly.
Is your buyer comparing your home with a new build or a resale?
That turns on your community and your opening price. Run your address to see the homes a buyer could walk through alongside yours.
- A new build is almost always in the mix in Easton Park, Goodnight Ranch, Cloverleaf and Cascades at Onion Creek.
- A resale is the likely comparison for a Riverside condo or an older home near Springfield.
- Older Onion Creek homes compete mostly with each other.
- Either way, a buyer will notice which nearby listings have already cut.

Know the exact house your buyer will tour the same afternoon as yours, by community and by price. Most sellers price against the neighbor’s resale.
In Southeast Austin the neighbor’s resale is only part of the answer. A buyer touring an Easton Park or Goodnight Ranch resale usually walks a builder’s model the same day.
