Can a Cloverleaf resale stand out while builders keep listing?
Quick answer
It can, at the right price range. Cloverleaf homes sold at 95.2% of original asking over the past twelve months, a balanced market for the community overall, while builders hold nearly every listing.

How are Cloverleaf homes selling?
Close to asking, though slowly. The last three months had too few sales to read on their own, so the read comes from the full year, when the typical sale took 120 days to reach a contract.

| Period | Sold | Median sale price | Price per square foot (median) | Median days on market | Share of original asking price | Median living area (square feet) | Median build year |
|---|---|---|---|---|---|---|---|
| 90 days ending October 20, 2026 | 7 (thin) | $390,025 | $196 | 93 days | 94.5% | 1,937 | 2026 |
| Same 90 days a year earlier (July 23, 2025 to October 20, 2025) | 10 | $347,350 | $246 | 111 days | 97.0% | 1,458 | 2025 |
| Twelve months ending October 20, 2026 | 30 | $334,572 | $223 | 120 days | 95.2% | 1,491 | 2026 |
| Prior twelve months (October 21, 2024 to October 20, 2025) | 45 | $365,890 | $232 | 114 days | 99.3% | 1,533 | 2024 |
Supply is very deep, well over a year at the recent pace, because Century Communities and Brohn Homes keep listing new homes faster than buyers take them.
Did Cloverleaf prices change this year?
They came down a little. Cloverleaf’s middle sale was $334,572 this past year, where the twelve months before it had been $365,890.
Homes were slightly smaller, and a square foot brought $223 against $232, so most of the drop is real. Fewer homes sold as well.
Who is building in Cloverleaf?
Century Communities and Brohn Homes, between them holding almost every listing.
Table 2. Builders with new homes in Cloverleaf, as of October 21, 2026: 37 new-build listings for sale. Builder names come from the MLS record and our builder inventory; presence only. Source: Unlock MLS.
| Builder | New homes for sale |
|---|---|
| Century Communities | 22 |
| Brohn Homes | 15 |
Nearly every sale this year was new, so a Cloverleaf resale owner is one of very few sellers here without a builder’s sales office behind them.
Which Cloverleaf price range is your home in?
It matters a great deal here. In the $300,000 to $349,999 range buyers paid the full first price, 100.0% of original asking, which is a seller’s market for that range.
Table 3. Cloverleaf homes by price range, twelve months ending October 20, 2026; homes for sale as of October 21, 2026. A range is a seller’s market when homes sold for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Only price ranges with at least 10 sales in the twelve months are shown. Source: Unlock MLS.
| Price range | Sold | Median sale price | For sale | New builds for sale | Homes that cut their price | Months of supply | Market |
|---|---|---|---|---|---|---|---|
| $300,000 to $349,999 | 11 | $324,919 | 3 | 3 | 2 | 3.3 | seller’s market |
| $350,000 to $399,999 | 12 | $342,290 | 12 | 10 | 7 | 12.0 | buyer’s market |
One range up, buyers paid 91.2%, a buyer’s market for that range, and that is where most of the builder plans compete.
Sell now, or wait?
In Cloverleaf the price range decides almost everything.
- Sell now if your home would open in the low $300,000s, where buyers paid full asking.
- Sell now if the house is move-in ready and you can open under the builder plan closest to yours.
- Wait if your plan is one the builders are still listing in numbers.
- Wait if you need last year’s price, because this year’s buyers paid less per foot.
Set the asking price based on this year’s closed sales, not last year’s. When I list in Cloverleaf, the home goes to my buyer network during the coming-soon stage, 4,000 cash buyers in my black book among them, and you choose from every option.
