Supply looks thin, under two months, and that is misleading. Almost everything listed is a new M/I Homes house, and the builder cuts to keep the pipeline short, which is why buyers here still paid well under the first price.
Why did Cascades at Onion Creek prices fall?
Because a square foot buys less than it did. The typical home sold for $387,000 over the past twelve months, against $425,000 the year before.
The homes that sold were the same size both years, so the fall shows up per foot too, $185 against $204.
More homes sold this year, 61 against 51. Buyers are coming out of the woodwork in Cascades at Onion Creek, and they are paying less per foot to get in.
Who is building in Cascades at Onion Creek?
M/I Homes, which has every new listing in the community right now.

Nearly all of this year’s sales were new builds. That means a resale owner here is selling a nearly new house against the same builder’s nearly identical house, with a fresh warranty on the builder’s side of the table.
Which Cascades at Onion Creek price range is your home in?
Most sales fall between $350,000 and $449,999, and in each of those ranges the result this past year was a buyer’s market for that range.

Sell now, or wait?
The builder sets the price here, and your timing has to work around it.
- Sell now if you can open under the M/I Homes plan closest to yours and the house shows like new.
- Sell now if your lot, upgrades or landscaped yard give a buyer something the builder’s spec can’t.
- Wait if the builder has several of your plan listed at once, and watch where its prices go.
- Wait if you bought recently and need last year’s price to break even.
Whatever you decide, the asking price should come from this year’s closed sales, not last year’s.
