How buyers are pricing nearly new homes in Hawkes Landing, Leander 78641

By Chris Watters, Broker, Watters International Realty. Last updated October 15, 2026.

Quick answer

Buyers in Hawkes Landing, Leander have paid about 90 cents on the dollar of the first asking price. Homes sold for 89.9% of original asking over the twelve months to mid-October, up from 85.7% in the twelve months before. Most of those sales were brand-new homes, and on the twelve-month basis the neighborhood reads as a buyer’s market; that describes Hawkes Landing as a whole, and a home near the top or bottom of its prices can face a different market. I would price a resale here from what has closed and set the first number knowing buyers will still negotiate off it.

What I analyzed

Selling above $1M? Part of this market never goes online

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.

Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.

Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Step 1 of 4

253 Leander homeowners have trusted my real estate team to sell their home in the MLS, and that count does not include a single buyer my team has represented. Everything on this page comes from the same MLS record I use to price those homes.

How close to the asking price do Hawkes Landing homes sell?

Most homes here close well under the first price on the listing, and I set a Hawkes Landing price with that gap in mind from the first day.

Sale price as a share of original asking in Hawkes Landing Median, by period. Bars start at 80% so the differences show. Prior twelve months 85.7% (35 sold) Last twelve months 89.9% (24 sold) Last 90 days (thin) 90.9% (7 sold) Source: Unlock MLS (ACTRIS) via MLS Grid, pulled October 15, 2026.
Figure 1. Sale price as a share of original asking price in Hawkes Landing, prior twelve months, last twelve months and last 90 days.

Hawkes Landing has 2.0 months of supply, and buyers still negotiate hard. Those two readings describe different homes. The sale prices come mostly from brand-new houses that closed over the past year, while the supply figure counts only the homes for sale today, so a tight market right now has not shown up in what buyers paid. I price a resale from the closings, because they are what buyers here have actually agreed to.

The last three months, mostly summer, came in a little closer to asking at 90.9% on only 7 closings, a thin sample. I read the market from the full year for that reason.

Are home prices in Hawkes Landing going up or down?

Price per square foot in Hawkes Landing fell from $199 in the prior twelve months to $173 in the last twelve months, which means buyers paid noticeably less for each foot of house than they did a year earlier.

The homes that sold were close to the same size in both years, so I can’t put that drop down to bigger houses selling. Over the last three months the figure was $172 on only 7 closings, too thin a sample for me to read as a further move either way.

How long does it take to sell a home in Hawkes Landing?

The median home here took 70 days to go under contract over the last twelve months. I measure that as cumulative days to contract, which counts the whole time a home was listed, even if the owner took it off the market and relisted it.

In the prior twelve months the median was 73 days to contract, and in the thin three-month sample it was 68 days. When I plan a Hawkes Landing listing with an owner, I build the moving timeline around that pace.

What is my Hawkes Landing home competing against?

Your home competes mostly with brand-new houses, because that is what buyers here have been buying. Of the 24 sales in the last twelve months, 17 were new construction.

Three out of four homes that sold here were built in 2025 or later, and none was built before 2015. A buyer touring a resale in Hawkes Landing is usually comparing it with a house nobody has lived in yet, and I make sure that buyer can see the work already done in your home that a new owner would otherwise have to do.

Right now 4 homes are for sale, and 2 of them are already priced below their original asking.

Their median asking price is $632,490, above the $589,990 median sale here over the last twelve months, and I price a new listing from what closed rather than from the asking prices around it.

Sell now, or wait?

I would list now if your home is move-in ready and close to the floor plans that just sold, because supply here is tight and the recent closings give you a price buyers have paid.

I would wait if your home needs work before it can stand next to a brand-new house. Buyers here already negotiate hard against homes that look finished, and I would rather you list once at the right price than cut it later.

How does Hawkes Landing compare to the rest of Leander?

Hawkes Landing sells at a higher price and a lower price per square foot than Leander overall. The median Leander sale over the last twelve months was $454,995, well under what homes here brought.

Per square foot, Leander homes sold for $194, against $173 here. I see that pattern where the homes run large, as they do in Hawkes Landing.

Across Leander, homes sold for 94.2% of original asking, closer to the first price than Hawkes Landing buyers paid, even though Leander has 4.6 months of supply and homes for sale here are much scarcer.

Worried buyers will push your Hawkes Landing price down after you list?

My Home Competitor Analysis puts your home next to the homes buyers are comparing it with in Hawkes Landing and across Leander. Here is what you get:

No obligation. The report for Hawkes Landing comes first. Then I walk the home with you before we talk about price.

Your situation

If your home was built in 2025 and matches the floor plans that just sold, your comparable sales are right here in the neighborhood. I would set the first price from those closings and leave the asking prices of the homes listed now out of it, since half of them have already been cut.

If your home is one of the older ones here, only 6 of the last 24 sales were homes like yours, a thin set of comparable sales. I would widen the search to similar homes elsewhere in Leander and show buyers what an established home offers that a new one does not.

If you are not in a hurry, the last three months rest on too few closings to lean on alone. I would watch the next Hawkes Landing closings with you while you get the house move-in ready, and then list at a price buyers here have actually paid.
