Top-Rated Real Estate Agents for Texas Buyers and Sellers

Is now a good time to sell in Bar W Ranch, with the builder still selling?

By Chris Watters, Broker, Watters International Realty. Last updated October 15, 2026.

Quick answer

Yes, for a resale owner in Bar W Ranch, Leander who prices against the resales that closed here. Homes in the neighborhood sold for 99.0% of their original asking price over the last 90 days, and most of the sales behind that figure were DR Horton’s new homes. That reads as a seller’s market for the neighborhood as a whole, but it mostly reflects how the builder’s homes sold, and a resale at a different price can land in a different market. Those 90 days also fell mostly in summer, when sale prices against asking ran higher here than over the full year. I would list a resale now if it is move-in ready and priced from the resale comparable sales, and I would hold off only long enough to fix anything a buyer would notice next to a new build.

What I analyzed

Selling above $1M? Part of this market never goes online

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.

Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.

Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Step 1 of 4

My team has sold 1 home in Bar W Ranch and 253 Leander homes in all, and those counts do not include a single buyer my team has represented. Everything on this page comes from the same MLS record I use to price those homes.

How much of Bar W Ranch is still new construction?

Most of the selling here is still the builder selling. Of the 95 homes that closed in the last twelve months, 59 were new construction.

That left 36 resales over the year, and that smaller group is the set of comparable sales I price a resale from. My team has sold 253 homes across Leander, one of them in Bar W Ranch.

When I pull the year built on all of those sales, 78 were built in 2025 or later. A home that counts as older here may be only a few years old.

DR Horton holds 32 of the 37 homes for sale today. Those new homes show up in the same search as yours, and I price every resale here knowing a brand-new DR Horton home is the one a buyer measures it against.

How close to asking are Bar W Ranch homes selling?

Closer than they were a year ago. Homes here closed at 92.7% of original asking in the prior twelve months and at 97.3% in the last twelve months.

For an owner, that change means buyers went from negotiating well off the first price to paying close to it.

Most of those closings were the builder’s, and DR Horton sets its own first price. I read the change as a sign that buyers here pay close to asking for a home priced right, and I still set a resale’s price from the 36 resale closings.

The homes still for sale look different. Of the 37 listed today, 28 are already below their original asking.

Builder listings make up 32 of those 37, so most of the cuts have to be on DR Horton homes. A long list of reduced prices here mostly reflects the builder’s pricing, and I would not read it as resale owners cutting.

Are prices per square foot in Bar W Ranch going up or down?

Down a little over the year, and up over the summer. Price per square foot fell from $184 in the prior twelve months to $181 in the last twelve months.

The median home sold had 2,110 square feet in both years, so size does not explain that small drop. For an owner, it means a home of the same size brought a few dollars less per foot this year than last.

The last three months ran at $197 per square foot, on slightly larger homes than the year as a whole. Larger homes usually sell for less per foot, so that rise came in spite of the bigger homes.

Figure 2. Median price per square foot in Bar W Ranch, prior twelve months, last twelve months and last 90 days.

Bar W Ranch sold at $181 per square foot over the last twelve months, below the $194 for Leander as a whole. When I show a resale here to a buyer shopping all of Leander, that lower price per foot is part of the case I make for it.

How long does it take to sell a home in Bar W Ranch?

The median home here took 34 days to reach a contract over the last twelve months, counted as cumulative days to contract. I count every day a home was listed, across relists, until a buyer signed.

In the last three months the median was 48 days to contract, on 14 closings. Those buyers paid close to asking and still took more than a month to sign, so I set up a listing here for several weeks of showings.

Months of supply here is 4.7, close to the 4.6 months for Leander as a whole. I treat that as ordinary competition for this town.

Sell now, or wait?

I would sell now if your home is move-in ready and you are willing to price it from the resale comparable sales. Closed sales here came close to asking over the past year, and DR Horton still holds most of the homes for sale.

A resale buyer here sees new DR Horton homes in the same search, and nothing in the sales record tells me when the builder runs out of homes to list. The parts I can work on with you are how your home shows and how it is priced against the resales that actually closed.

I would wait only if your home needs repairs a buyer would notice next to a new build, and then only until those are finished.

Is a brand-new home down the street making yours harder to sell?

My team builds a Home Competitor Analysis for your Bar W Ranch home that lines it up against the new and resale homes a buyer sees here. It covers:

No obligation. The report for Bar W Ranch comes first. Then I walk the home with you before we talk about price.

Your situation

If your home was built before 2025, you own one of the older homes in a neighborhood where most sales were built in 2025 or later. Buyers set it next to a brand-new DR Horton home, so I price it from the resale comparable sales and get it move-in ready, with visible wear fixed before the first showing.

If your home is only a year or two old, a buyer can often find a similar new plan from DR Horton in the same neighborhood. What you added after closing is what I put in front of buyers first, because a new build from the builder does not come with it.

If you are already listed and have not had an offer, the long list of price cuts here is mostly the builder’s, so it is no guide to your price. I would compare your first price to the resales that closed in the last twelve months and make one clear adjustment from there.
