What is your Leander home competing against? 184 builder listings

By Chris Watters, Broker and CEO, Watters International Realty

On September 21, 2026 Leander had 643 homes on the market and 184 of them carried a builder’s name, 28.6% of everything for sale. Those 184 ask from $301,342 to $1,749,000, a median of $604,945, while the 459 resale listings ask a median $469,900. Which of the two a buyer tours on the same Saturday as your house is decided by the band your price puts you in.

Quick answer

As of September 21, 2026, 184 of the 643 Leander listings are builder listings carrying 26 builder names and asking a median $604,945, and 459 are resale listings asking a median $469,900. Builders stand somewhere on nearly the whole price ladder here: 33 of the 139 listings from $350,000 to $449,999 and 33 of the 91 from $450,000 to $549,999 are flagged new construction, and only the 5 listings under $250,000 carry none at all. Among what closed in the 90 days ending September 20, 2026, the 88 new builds took a median 67 days to reach contract and settled at 94.8% of original asking, while the 297 resales took 39 days and settled at 95.8%.

Who is building in Leander right now, and what are they asking?

Twenty-six builder names sit behind the 184 Leander listings carrying an MLS new construction flag on September 21, 2026. D.R. Horton holds 42 and M/I Homes 28; Taylor Morrison and Coventry Homes 15 apiece, Castlerock Communities 12, David Weekley Homes 10. As a group they ask $301,342 to $1,749,000, a median $604,945 and $210 per square foot, at a median 52 days listed so far, and 110 have already reduced from their opening price.

Read the spread before the total. Castlerock Communities runs $301,342 to $319,990 at the foot of the town’s ladder, Toll Brothers, Inc. $799,000 to $1,749,000 at the head of it, M/I Homes $399,990 to $762,990 between them. A seller at the bottom of that range and a seller at the top each have a builder in the way, and it is a different builder in each case.

At your price, is the competition a builder or the house next door?

In most of Leander it is the house next door, and the count moves with the band. New construction accounts for 33 of the 139 listings from $350,000 to $449,999, 33 of the 91 from $450,000 to $549,999 and 21 of the 65 from $550,000 to $649,999. It falls to 12 of the 114 from $250,000 to $349,999, then to none of the 5 under $250,000, the single band in this town holding no builder.

Each band sells at its own pace. The 96 homes closing between $350,000 and $449,999 in the 90 days ending September 20, 2026 reached contract in a median 43 days at 96.1% of original asking, against 139 listings and 4.3 months, which WIR reads as a seller’s market for that price range across Leander and not for any one address. Two steps up, $550,000 to $649,999 closed 28 against 65 listings at 7.0 months, a buyer’s market label for that range over the same 90 days, with 42 of the 65 already cut; a house $100,000 either side of it carries a different label.

Table 2. Leander by price band, Residential; closings by sale price (90 days ending September 20, 2026), actives by asking price (as of September 21, 2026). WIR label rule: under 5.5 months seller’s, 5.5 to 6.5 balanced, over 6.5 buyer’s. A band’s label is for that band only, and a price point changes which market a home is in; the 90-day label is published only where the band had at least 10 closings, the twelve-month basis is used and named where it had fewer, and no median is published under 5. What Table 2 means for the timing of your own listing sits on should you sell your Leander home now, or wait?

What are your neighbors asking, and how many have already cut?

A median $469,900 and $202 per square foot, after a median 67 days listed, with 293 of the 459 resale listings standing below what they first asked. Town-wide that is 403 of 643 under original asking on September 21, 2026, 62.7% against the Austin metro’s 57.3%.

Both asking medians sit above what buyers paid: the 385 Leander sales in those 90 days closed at a median $464,990. Where a resale’s own number should start is on what is your Leander home worth next to a brand-new house?

Which Leander communities are buyers actually closing in?

Mostly the ones a builder opened recently. Across the twelve months ending September 20, 2026, Bar W Ranch closed 91 at a median $399,990 with 17 for sale, Travisso 62 at $810,000 with 31, Palmera Ridge 59 at $780,000 with 28, and Edgewood 42 at $631,000 with 15. In all four, the median home that sold was built in 2025.

Barksdale32$684,49520251
Cedar Brook30$448,995202514
Hawkes Landing28$589,99020252

Two lines in Table 3 point elsewhere. Larkspur closed 45 at a median $375,000, median build year 2020, 14 listed, so its sellers are priced against owners. Horizon Lake closed 38 at $445,560 and Barksdale 32 at $684,495, each with 1 for sale; where a community is that thin, the homes a buyer weighs against yours sit elsewhere in town.

Does a resale still win against a new build here?

On what the closing record keeps for both sides, yes. Leander’s 385 sales in the 90 days ending September 20, 2026 split 88 new builds to 297 resales. New builds needed a median 67 days to contract and settled at 94.8% of original asking, at a median $545,820 and $198 per square foot; resales needed 39 days and settled at 95.8%, at a median $435,000 and $194 per square foot.

WIR’s read stops where that record stops. This pull measures days to contract, sale to original asking and the count of listings already cut. On the first two, over those same 90 days, the resales’ 39 days and 95.8% of original asking each read better than the new builds’ 67 days and 94.8%; on the third, 110 builder listings and 293 resale listings were under original asking on September 21, 2026. None of that makes a resale the cheaper or the better house, so plan for a buyer who walks a finished 2025 spec on Saturday and judges yours against it. What divided the 145 listings reaching contract inside 30 days from the 98 that needed more than 90 is on why aren’t homes selling in Leander?

What does Chris Watters say your buyer is actually comparing?

Chris’s position, WIR positions library, approved September 9, 2026.

Know the exact house your buyer will tour the same afternoon as yours, by community, by price, and by what the builder is throwing in. Most sellers price against the neighbor’s resale.

In Leander the neighbor’s resale is a large part of the honest answer, because 459 of the 643 listings on September 21, 2026 were resale. Chris’s rule still decides the outcome in the bands where a sales office is open, and the counts above put a number on each.

More exposed to a builder if, less exposed if

How much of this page applies to you is a price question first, a community question second, and the September 21, 2026 inventory draws both lines. If that is you, the fastest way to know is to run your address.

Clearing the builders still leaves you a full market: 68 of those 114 listings had come down from their opening price by September 21, 2026, as had 81 of the 139 from $350,000 to $449,999. Every band, count and label is tabled on the 78641 housing market report.

Your situation

All of this describes 643 listings spread over one ZIP code. A buyer with one approval letter and one Saturday sees a handful of homes inside a single price range, and what sits there decides whether a 2025 spec with a builder warranty enters the conversation. One Leander community has 1 home listed; another has 31.

So the narrow question is the one to answer: at the price my house would carry, on my streets, what will a buyer walk through this month, and how does mine read beside it?

Which homes is your buyer touring instead of yours?

Knowing that 184 of the 643 Leander listings carry a builder’s name does not tell you whether one of them is standing at your number, in your community, on the afternoon a buyer is out looking. Give us your address and we run the process behind this page against your actual property. You get:
