Selling above $1M? Part of this market never goes online
The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Which way are Lakeline Ranch prices moving?
Up a little, on the full year. Price per square foot rose to $182 from $177, one of the few Leander neighborhoods where it climbed.
The median sale price rose more, to $405,000, and part of that is size: the homes that sold this year were somewhat larger. So prices firmed, and bigger homes made the median look stronger than the per-foot gain.

Is Lakeline Ranch a seller’s market right now?
Balanced, over the last three months. Homes sold for 95.0% of their original asking price, inside the 94% to 97% range our rule calls balanced, and your price point can still shift that.
The full year read stronger, at 97.4%, a seller’s market. The recent months also took longer, a typical 52 days on the market against 31 days for the year, and the larger homes that sold lately brought less per foot. That does not mean the year’s trend has turned; it does mean the easy months are behind.
How has Lakeline Ranch changed since last year?
It firmed up. In the prior twelve months, Lakeline Ranch homes sold for 93.9% of original asking, a buyer’s market.
This year’s twelve months brought 97.4%. Sales rose too. The busiest range was $400,000 to $449,999, balanced at that price, with two homes listed there now. Lakeline Ranch’s median sits below the Leander median of $470,000, a price level where buyers in this part of Leander have fewer choices.
What is a Lakeline Ranch home up against?
Very little, today. Only 4 homes are listed, and no builder is active here; the neighborhood went up in the mid 2000s.
A buyer who likes Lakeline Ranch will often also tour newer homes in Leander for similar money. A Lakeline Ranch house wins on lot, location and price, and loses where its original systems show their age. No listing failed to sell in the last three months, though 14 did over the full year.
Table 2. Lakeline Ranch homes by price range, twelve months ending October 6, 2026; homes for sale as of October 7, 2026. A range is a seller’s market when homes sold for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Sell now, or wait?
Short supply favors listing now. With so few homes for sale, a well-prepared Lakeline Ranch home is one of a handful a buyer can choose.
Sell now if your home is move-in ready and your asking price is based on this year’s closed sales, not last year’s. Waiting suits an owner whose house needs inspection repairs first; buyers comparing it with newer Leander homes will find them. The Make-Ready Fund can cover that work before you list.
The buyers available go beyond the MLS: 4,000 cash buyers in my black book, plus everyone buying with traditional financing.
What am I seeing in Lakeline Ranch?
My reading of the numbers: Lakeline Ranch is holding value because almost nothing is for sale and no builder is next door. That protects the owner who lists in good shape. It does not protect a dated house priced like the updated one that sold last spring.
Your situation
In Lakeline Ranch your home will be one of very few listed, so the comparison a buyer makes is with recent sales and with newer homes elsewhere in Leander. Your condition and price per foot decide how that goes.
