Selling above $1M? Part of this market never goes online

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.

Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.

Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

What are Summerlyn homes selling for per square foot?

Less than last year. The median price per square foot was $152 over the past twelve months, against $174 the twelve months before.

The median sale price fell less, to $330,000, because the homes that sold were larger. A bigger house bringing a similar price is the same thing as each foot being worth less. Sales rose over the year, too. Buyers are coming out of the woodwork here, and prices are still drifting down.

Is Summerlyn a seller’s market?

Yes, on the full year. Only 7 homes sold in the last three months, too few to stand alone, so this page reads the past twelve months: homes sold for 97.5% of their original asking price, above the 97% our rule uses for a seller’s market. Your own price point can still put you somewhere else.

Homes moved in a typical 31 days, and supply is short on the twelve-month pace. Even so, 6 of the 10 homes listed now have cut their price.

Where do Summerlyn homes sell fastest?

Above $350,000, oddly enough. The $350,000 to $399,999 range had one home for sale and under a month of supply on the twelve-month pace.

Most of the listings sit lower, from $300,000 to $349,999, where several homes compete with one another. My reading is that the larger, updated Summerlyn homes are the scarce ones and the smaller originals are where buyers have choices. Supply across the neighborhood runs at 2.4 months on the twelve-month pace, under Leander’s 5.1 on its three-month pace.

What is a Summerlyn home up against?

Its neighbors, and the newer homes elsewhere in Leander. No builder has listings in Summerlyn, and none of the past year’s sales were new. Most homes here date from around 2010.

That age is what a buyer weighs. A Summerlyn house is often larger for the money than a new build across town, and buyers know the original roof, water heater and HVAC may be near the end of their life. The homes that sell close to asking are the ones where those questions are already answered. The ranges with enough sales are below.

A range is a seller’s market when homes sold for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Sell now, or wait?

For most owners ready to move, I would sell now, after taking care of what an inspector would find. Demand here is real, and per-foot prices have been heading the wrong way for sellers who wait for last year’s number to come back.

Sell now if your home is move-in ready and your asking price is based on this year’s closed sales, not last year’s. Wait if major systems are failing and you cannot fix them before listing; the Make-Ready Fund exists for exactly that kind of pre-listing work.

The buyer list is bigger than the MLS. I have 4,000 cash buyers in my black book, plus every buyer financing the traditional way.

What am I seeing in Summerlyn?

This is my reading of the numbers, not a separate data point. Summerlyn has turned into a value neighborhood for Leander: more house for the money, at an age where condition decides the sale. The owners who come out ahead here are the ones who fix the inspection items first and price per foot, not by the median.
