Top-Rated Real Estate Agents for Texas Buyers and Sellers

Is now a good time to sell in Barksdale, Leander, when every recent sale was new?

By Chris Watters, Broker, Watters International Realty. Last updated October 15, 2026.

Quick answer

Yes, if you price your home from what the new homes here actually closed for, because when my team pulled the data in mid October no other home in Barksdale, Leander, was listed for sale. All 31 homes that sold in Barksdale in the last twelve months were new builds, and they closed at a median 88.5% of their original asking price, which reads as a buyer’s market on the twelve-month basis. That reading describes the neighborhood as a whole and comes entirely from new homes, and where your home sits in size and price can put it in a different market. I would list it as one of the first owner resales here and set the price from those closed sales from the first day.

What I analyzed

Selling above $1M? Part of this market never goes online

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.

Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.

Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Step 1 of 4

253 Leander homeowners have trusted my real estate team to sell their home in the MLS, and that count does not include a single buyer my team has represented. Everything on this page comes from the same MLS record I use to price those homes.

What has sold in Barksdale, and what would buyers compare your home with?

Every home that sold here in the last twelve months was built in 2025 or later, and none was an owner’s resale. A buyer who looks at your home measures it against those new homes, because they are the only comparable sales in the neighborhood.

The closings I can show a buyer had a median price of $685,000 and a median of 3,718 square feet of living area.

That is a much bigger and newer house than the typical Leander sale, which had 2,536 square feet and a median build year of 2019. A buyer shopping at this size and age is weighing your home against other new construction, and I would build your price from the Barksdale closings and leave the Leander median out of it.

The buyer’s market reading on this page comes from those new home closings alone. It shows me how far final prices landed below first asking prices on the homes yours would be compared with. It does not show how buyers treat a home an owner has lived in, because no such sale has closed here yet.

Are home prices in Barksdale going down?

On price per square foot, yes: it fell from $213 in the prior twelve months to $192 in the last twelve months.

Most of that drop comes from larger homes selling. The median home that closed grew from 3,221 to 3,718 square feet. The lot is a fixed cost, and in a bigger house that cost is spread over more square feet, which pulls the price per square foot down.

Size does not explain all of it. Homes sold for 91.4% of original asking in the prior twelve months, and the five sales in the last three months, a thin sample, closed at 85.8%. When I price a resale here, I start close to where these homes actually closed and leave little room for a cut from the first price.

Price per square foot in the last three months was $183 against $192 for the full twelve months. Those five homes had the same median size as the full year, which means I can’t put this drop down to bigger houses. The three months were also mostly summer, usually the strongest selling season, and they still came in lower than the year as a whole.

How long does it take to sell a home in Barksdale?

In the last twelve months the median Barksdale home took 80 cumulative days to contract, nearly twice the 42 days to contract in the prior twelve months.

The last three months showed 59 days to contract on a thin sample. I plan a listing here from the twelve-month figure, and I would tell you up front to give a resale more time than these homes needed the year before.

Sell now, or wait?

If you are ready to move, I would list now. With nothing else for sale in Barksdale, yours is the only home a buyer can tour here, and the comparison that buyer makes is with new homes that have already closed.

The cost of going first is that I have no owner resale to point to when a buyer questions the price. I handle that by pricing from the new home closings and showing the buyer exactly which sales the number came from. If you would like a resale to measure against first, waiting for one to close is a fair choice, and it means another owner sets that reference point and you give up being the only home for sale here.

My team has sold 253 homes in Leander, and my Home Competitor Analysis puts your home next to the sales and listings a buyer would weigh against it. Here is what you get:

Step 1 of 4

No obligation. The report for Barksdale comes first. Then I walk the home with you before we talk about price.

Your situation

If you need to sell within the next few months, I would list now while yours is the only home for sale in Barksdale and price it from what the new homes closed for. The median home here took 80 days to contract over the last twelve months, and I would build that time into your plans.

If your home is much larger or smaller than most here, I would compare it only with sales close to its size. Price per square foot runs lower as homes get bigger, and judging yours by the neighborhood median can mislead you in either direction.

If you have no deadline, I would watch for the first owner resale in Barksdale to close before you list. That sale gives both of us a better reference point for your price than any new home can.
