Selling above $1M? Part of this market never goes online
The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Which parts of Crystal Falls does this page cover?
Grand Mesa at Crystal Falls and the Bluffs at Crystal Falls, plus the handful of listings filed under the Crystal Falls name alone. Agents spell the Bluffs three or four different ways in the MLS, so I combine every spelling into one community.
Grand Mesa carried the most sales over the year, with the Bluffs close behind. Fairways at Crystal Falls is a separate neighborhood with its own sales and is not counted here.

What are Crystal Falls homes selling for?
More than a year ago, at the median. Homes that sold over the last three months went for a median $947,500, against $900,000 in the same months of 2025.
Per square foot it was a touch lower, so the higher median comes from bigger homes selling this summer, not from buyers paying more for each foot. The twelve-month median sits well below the summer figure for the same reason.
Is Crystal Falls a buyer’s market or a seller’s market?
Balanced, for the community as a whole, judged by what homes sold for against their first asking price. The two price ranges with enough sales to read are in the table below, and the top one has run as a buyer’s market for that range.
Supply is short, under three months. Yet most of the homes for sale have already cut their price, and over the year about one in three listings that reached an outcome failed to sell, expiring or coming off the market.
Those facts fit together. A Crystal Falls home priced from recent sales goes under contract in about five weeks. One that starts too high sits, cuts, and often gets pulled.
Who is a Crystal Falls resale competing with?
Other resales. No builder has a listing inside Crystal Falls, and none of the homes sold here over the year were new construction.
That makes your competition the other Crystal Falls listings, most of them already reduced, and the newer homes a buyer can tour elsewhere in Leander the same weekend. Read the full town picture on What is your Leander home competing against right now?
Where do Crystal Falls sales land by price?
Only the two ranges above a million dollars had enough sales over the year to read on their own. The rest of the community’s sales were spread too thinly across the lower ranges to show here.
Table 2. Crystal Falls homes by price range, twelve months ending October 6, 2026; homes for sale as of October 7, 2026. A range is a seller’s market when homes sold for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Only price ranges with at least 10 sales in the twelve months are shown. Source: Unlock MLS.
| Price range | Sold | Median sale price | For sale | New builds for sale | Homes that cut their price | Months of supply | Market |
|---|---|---|---|---|---|---|---|
| $1,000,000 to $1,249,999 | 10 | $1,037,500 | 4 | 0 | 3 | 4.8 | balanced |
| $1,250,000 to $1,499,999 | 11 | $1,200,000 | 4 | 0 | 3 | 4.4 | buyer’s market |
How does Crystal Falls compare with Leander as a whole?
It is the high end of the town. The twelve-month median here was $775,000, against $454,450 for Leander.
It also sold faster than the town over the last three months, which is unusual for homes at this price. The buyers are there for Crystal Falls; they just will not pay a first price that the recent sales do not support.
Sell now, or wait?
Sell now if you can list at a price the summer’s sales back up. Buyers are moving quickly for those homes, and the short supply works in your favor only while it lasts.
Waiting may suit you if your home needs work a buyer at this price will notice, like dated kitchens, older roofs or tired pools. Fix those first. Listing high and planning to cut later is the path that has cost sellers here the most.
Your situation
In Crystal Falls, the homes that sell go quickly, and the ones that miss on price sit for months before a cut. Which group yours lands in is decided mostly by the first number.
So the useful question is which Grand Mesa and Bluffs homes sold closest to yours on size, view and condition, and what the reduced listings around you are asking now.

What does a price cut cost a Crystal Falls seller?
Chris Watters’s position, stated September 27, 2026. A prior position, not confirmed for this piece.
In our experience, after a price reduction a home sells close to the reduced price. Where sellers lose the money is in the time the house spent at the first price.
In Crystal Falls most of the homes for sale have already cut, and the cost shows up in the weeks they spent at the first price, not in the size of the cut.
