Selling above $1M? Part of this market never goes online
The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

How much longer are Benbrook Ranch homes taking?
About twice as long. The typical sale took roughly eight weeks this year, against four the year before.
Only 7 homes closed in the last three months, too few to stand on their own, so this page reads the twelve months. Those recent sales took longer still.

Are Benbrook Ranch homes worth less?
Per square foot, prices held almost exactly level, at $185 this year against $184 the year before.
The median sale price fell, and this summer’s sales leaned toward smaller houses. So I would not read the lower median as homes losing value. The change is in how long sellers wait and how far they come down from the first price.
Is Benbrook Ranch a buyer’s market now?
On the twelve-month record, yes. Homes closed at 93.7% of their original asking price, just under the 94% line where a buyer’s market begins on my neighborhood pages. A year earlier the same neighborhood read as a seller’s market. Your own price point can land elsewhere.
The busiest range, just above $300,000, is in the table below.

Why are Benbrook Ranch listings failing to sell?
About one in three listings that reached an outcome over the year expired or was withdrawn. More than half of the homes for sale now have cut.
My reading is that many sellers opened at last year’s pace and last year’s price, and buyers who now have more time to decide let those listings sit. A Benbrook Ranch home priced from this year’s sales is still selling; one priced from memory is not.
How does Benbrook Ranch compare with Leander?
It is priced well under the town. The twelve-month median sale here was $297,500, against $454,450 for Leander.
Supply is a bit tighter than the town’s on the twelve-month pace. There is no builder here, and every sale was a resale built in the mid-2000s, so your competition is your neighbors.
Sell now, or wait?
Sell now if your asking price is based on this year’s closed sales, not last year’s, and the home is ready for a buyer’s inspection. Per-foot values have held, so a well-priced home is not giving anything away.
Wait if you need last year’s price and quick sale back together. Neither has returned this year, and listing high only adds weeks.
Outside the MLS, I can reach 4,000 cash buyers from my black book, and that leaves out every buyer who finances the traditional way.
Your situation
Your Benbrook Ranch buyer has more time to decide than a year ago and several similar resales to choose from. Your first price and your home’s condition decide whether you sell in weeks or join the listings that cut.

What does a slow start cost a Benbrook Ranch seller?
Chris Watters’s position, stated September 27, 2026. A prior position, not confirmed for this piece.
In our experience, after a price reduction a home sells close to the reduced price. Where sellers lose the money is in the time the house spent at the first price.
In Benbrook Ranch more than half the homes for sale have cut, and the extra weeks on the market this year are where that cost shows up.
