Can a Parten resale hold its price next to Perry and Highland?
Quick answer
It can, if it is priced against the builder homes on the same streets. Nearly every Parten sale this past year was a new build, and buyers here negotiated hard, which makes Parten a buyer’s market for the neighborhood overall on the twelve-month record.
Public-record median: $975,000 for Parten sales recorded in the MLS, twelve months ending October 20, 2026. Read it as the floor of what the MLS recorded in Parten. Some sales at the top of this market trade privately and never reach the record.
What we analyzed
- 6 homes sold in Parten in the 90 days ending October 20, 2026, 56 in the twelve months ending the same day

- 3.9 months of inventory in Parten on the twelve-month pace, against 3.1 for Southwest Austin as a whole

Selling above $1M? Part of this market never goes online
The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Who is a Parten resale really competing with?
Perry Homes and Highland Homes. The MLS shows 16 new-build listings among the 18 homes for sale in Parten, from those two builders.

A buyer touring Parten sees model homes, warranties and move-in dates beside your house. Your resale wins on the landscaped yard, the blinds already up, and a price that does not move after the contract.
Why did Parten prices come down this year?
Prices per foot fell. The public-record median was $975,000 this past year against $1,090,000 the year before, with the typical house about the same size.
Price per square foot dropped to $281 from $311, while closings rose by more than half. More buyers are coming out of the woodwork in Parten, and prices are still going down by the foot.

Is Parten a buyer’s market or a seller’s market?
A buyer’s market, by my rule, over the past twelve months. Homes closed at 90.6% of their original asking price, and that reading covers the neighborhood as a whole on the public record.
Table 3. Parten homes by price range, twelve months ending October 20, 2026; homes for sale as of October 21, 2026. A range is a seller’s market when homes sold for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Only price ranges with at least 10 sales in the twelve months are shown. Figures describe the public (MLS) side only; ranges at $1M and above trade largely on a broker-to-broker private network, so days on market and failed-to-sell figures are not shown for them. Sell now, or wait?
It depends mostly on how many builder homes sit near yours.
- Sell now if your house is upgraded in ways the builder charges extra for.
- Sell now if your asking price is based on this year’s closed sales, not last year’s.
- Wait if the builders still have several homes on your street at a lower price.
- Wait if you would need last year’s price per foot to make the move work.
Your situation
Parten is still a builder’s neighborhood. Nearly all of the sales and most of the listings are new homes from two builders, and buyers have been negotiating.
So the question for your house is plain: what does it offer that the new house on the next lot does not, and what would a buyer pay for it?
