Top-Rated Real Estate Agents for Texas Buyers and Sellers

Why do some Southwest Austin listings never find a buyer?

Quick answer

Mostly because the first price was set above what buyers were paying. The homes that sold in Southwest Austin went under contract in a median 26 days, while about three in five of the homes for sale today have had to cut. Above a million dollars the record says less, because part of that market trades on a broker-to-broker private network.

Selling above $1M? Part of this market never goes online

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.

Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.

Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

How many Southwest Austin listings fail to sell?

Fewer than across Austin as a whole. In the latest three months, 28.6% of Southwest Austin listings failed to sell, against 39.9% for the Austin metro. That share counts the listings that expired or were withdrawn in those 90 days without a sale, as a part of every listing that reached an outcome either way, and it describes the public MLS side only.

So most sellers who list here do sell. This page is about the rest, and what they had in common.

How long are Southwest Austin homes taking to sell?

The typical sale reached a contract in 26 days, about half the metro’s 56. The middle hides two groups, though, and Table 1 shows them.

More than half of the homes that sold went under contract inside a month. A smaller group took longer than three months, and that group is where the price cuts live.

What did the homes that sold do differently?

Their first price was already near what buyers were paying. Homes that closed over the last 90 days sold for 96.4% of their original asking price. Of those sales, 63 came in at or above it.

That second figure is the telling one. About one sale in four got the first price or better, so the sellers who did well mostly priced right on day one and held there, and a house that misses its first month is shown to fewer new buyers each week after.

How many homes for sale have already cut their price?

Most of them, 171 of 280 on the analysis date. The typical listing had been on the market 44 days so far.

Those listings are your competition. A buyer touring Circle C or Village at Western Oaks will usually see one the same afternoon as yours, and the full set of what they tour is on Which homes will a buyer tour before yours in Southwest Austin?

Does my ZIP code make a difference?

Some, and mostly in pace, though each ZIP’s market overall is still a starting point for your price. 78739 and 78749 went under contract fastest, while 78736 and 78737 took longer, and Manchaca’s sales were all new builds. Each ZIP page carries its own figures: What are buyers paying in 78739 for Circle C and Meridian homes? How fast are 78749 homes selling around Maple Run and Westcreek? How is 78737 treating sellers in Belterra and Highpointe? Is 78736 a buyer’s market or a seller’s market this fall? and Can a Manchaca resale compete with new builds in 78652?

Why does a home fail to sell?

Chris’s position, approved September 9, 2026.

A home that does not sell has a price problem, a promotion problem, or a product problem, and usually the seller was told it was the market. It was not the market. Plenty of homes are marketed badly, by agents who have no system for following up and no system for responding the minute a buyer raises a hand.

Southwest Austin homes that sold reached a contract in about half the metro’s time, so a listing that stalled here usually traces back to its price, its marketing or the house itself.
