Top-Rated Real Estate Agents for Texas Buyers and Sellers

How is 78737 treating sellers in Belterra and Highpointe?

Quick answer

Evenly, for the ZIP as a whole, with buyers and sellers meeting a little under first asking. That makes 78737 a balanced market by my rule, a reading your price range can change, and builders hold a bigger share of the listings here than anywhere else in Southwest Austin.

Public-record median: $811,500 for ZIP 78737 sales recorded in the MLS, 90 days ending October 20, 2026. That number is the floor of what the MLS caught out toward Dripping Springs, never the value of a home. Sales that would raise it, often on acreage or in the gated sections, trade privately and never reach the record.

Selling above $1M? Part of this market never goes online

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.

Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.

Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Did 78737 prices rise this year?

Yes, modestly. The public-record median rose to $842,250 this past year from $800,000 the year before.

Price per square foot rose too, to $272 from $266, so the gain was more than a change in which homes sold. Fewer homes closed, 350 against 373.

Which market is my 78737 price range in?

Two ranges had enough sales to judge over three months, and they read differently.

Table 3. 78737 homes by price range. Sales are from the 90 days ending October 20, 2026; homes for sale are as of October 21, 2026. A range is a seller’s market when homes sell for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Only price ranges with at least 10 sales in the last 90 days are shown. Figures describe the public (MLS) side only; ranges at $1M and above trade largely on a broker-to-broker private network, so days on market and failed-to-sell figures are not shown for them. The $800,000s closed as a buyer’s market for that range, with sellers giving up more of their first price. The range just above a million dollars was balanced on the public side, and much of it is Parten’s new homes plus private sales that never reach the MLS.

What months of supply means out toward Dripping Springs

Chris’s position, approved September 9, 2026.

Months of supply is the number I watch. It means: if no more homes came on the market, how long would it take to sell everything listed at the pace homes are selling now. The right company sells a lot faster than the average listing.

Out here it is 3.8 months, a touch above the area and far below the metro, with builder homes making up a good part of that supply.
