Why are Meridian homes going under contract so quickly?
Quick answer
Because the homes that sold were priced where Meridian buyers already were. They closed at full original asking on the public record over the last three months, a seller’s market for the neighborhood overall, while most of the few homes still listed have had to cut.
Public-record median: $890,000 for Meridian sales recorded in the MLS, twelve months ending October 20, 2026. Treat it as the floor of what the MLS recorded in Meridian, never as your home’s value. Some sales at the top of this market trade privately and never reach the record.
What we analyzed

Selling above $1M? Part of this market never goes online
The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

How fast are Meridian homes selling?
Faster than anywhere else in Southwest Austin. The typical home that sold over the last three months went under contract in 4 days and closed at 100.0% of its original asking price.
The listings are a different group. Four of the five homes for sale had cut, and the typical one had been listed for about three months, so speed here belongs to the house priced right at the start.
Did Meridian prices rise this year?
The public-record median did, mostly on size. It rose to $890,000 this past year from $760,000 the year before, as the typical house sold grew larger.
Price per square foot was flat, at about $256 both years. More homes sold, 29 against 17.

Is Meridian a buyer’s market or a seller’s market?
A seller’s market, by my rule, for the neighborhood as a whole, with 1.4 months of supply on the last three months’ pace.
Above a million dollars, part of this market moves on a broker-to-broker private network, so the record there is thin. Sell now, or wait?
The record favors listing a ready house at the right number.
- Sell now if your asking price is based on this year’s closed sales, not last year’s.
- Sell now if your home is ready for its first weekend, when Meridian buyers move.
- Wait if you want a price above the per-foot level that has held for two years.
- Wait if the house needs work that the homes selling in days did not.
Your situation
Meridian sells in days when the price is right, and the listings that missed have mostly cut and waited. Per foot, prices have held steady for two years.
So the question for your house is whether its first price would put it with the homes that sold in a week, or with the ones still on the market.
