Is now a good time to sell in Fairhaven? How does it compare with Georgetown?

By Chris Watters, Broker, Watters International Realty. Last updated October 15, 2026.

Quick answer

Now is a good time to sell in Fairhaven, Georgetown, if you price at what buyers have recently paid here, and a hard time if you need to open above that. Fairhaven has 6.3 months of supply right now against 4.7 for Georgetown as a whole, which gives a buyer here more homes to choose from than in the rest of town. More than half of the homes for sale here have already cut their asking price, and I would set a Fairhaven home at recent resale prices from the first day instead of testing a higher number.

What I analyzed

Selling above $1M? Part of this market never goes online

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.

Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.

Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

My team has sold 2 homes in Fairhaven and 248 Georgetown homes in all, and those counts do not include a single buyer my team has represented. Everything on this page comes from the same MLS record I use to price those homes.

Is Fairhaven a buyer's market or a seller's market right now?

Fairhaven is a balanced market on the twelve-month basis, with buyers paying a few cents under each dollar of original asking across the last twelve months. That reading covers the neighborhood as a whole. A home priced well above or below the Fairhaven median can sell in a different market, and I look at the homes priced closest to yours before I tell you which one you are in.

I read the market on the full year because only six homes closed in the last three months, which is a thin sample. Those weeks fell mostly in summer, the strongest selling season, and here they still read slightly worse than the year, at 94.7% of original asking against 95.5% across the full twelve months.

Georgetown as a whole sold at 94.0% of original asking over the last twelve months, right at the bottom edge of a balanced market, and I see Fairhaven sellers holding a little more of their asking price than sellers across town.

Who is my Fairhaven home competing against?

Your home competes against houses very close to it in age. Every home that sold here in the last twelve months was built between 2015 and 2024.

Twenty of those 21 sales were resales. When every house on the street is this young, the age gap a resale usually trades on barely exists, and a buyer compares the condition of your house with the one down the street that went up around the same time.

The price point is where Fairhaven stands apart from the rest of town. The median home here sold for $345,000 over the last twelve months, against $440,000 for Georgetown as a whole, and I price a Fairhaven home against the resales here before I look anywhere else in Georgetown.

Are home prices in Fairhaven going up or going down?

Price per square foot rose from $173 in the prior twelve months to $182 in the last twelve months. The typical home that sold was close to the same size both years, and I read that rise as buyers paying more for the same amount of house.

Six homes closed in the last three months, a thin sample, and they sold at $186 per square foot, up from $182 across the last twelve months.

I see the pressure in the first asking price. Buyers paid 97.3% of original asking in the prior twelve months and 95.5% in the last twelve months, which means sellers here gave up more of their opening number this year than last.

How long does it take to sell a home in Fairhaven?

Homes here took a median of 49 days over the last twelve months. I measure that as cumulative days to contract, which counts every listed day until a buyer signed, and the prior twelve months came in at 48 days to contract. The pace held about even while more homes sold.

Over the last twelve months 21 homes closed here, against 11 in the prior twelve months. I read that as more Fairhaven owners deciding to sell, which put more choices in front of each buyer during the same year that buyers paid less of the original asking price.

Sell now, or wait?

I would list now if you can price at what buyers have recently paid here, because six of the 11 homes for sale have already come down from their original asking price.

The median asking price of homes for sale now is $330,000, the same figure as the median sale price of the thin sample of homes that closed in the last 90 days. The homes still waiting for a buyer are asking right at recent sale prices, and I set your first price against what buyers paid.

I would wait if the price you need sits well above recent Fairhaven sales, or if your home needs repairs a buyer will notice. With this much supply, a first price above recent sales here has tended to turn into a second, lower price.

Is the house down the street setting the price on yours?

My team builds a Home Competitor Analysis for your address that lines your home up against the Fairhaven resales and nearby Georgetown homes a buyer will tour alongside it. Here is what you get:

Step 1 of 4

No obligation. The report for Fairhaven comes first. Then I walk the home with you before we talk about price.

Your situation

If your home sits above the Fairhaven median price, your buyer can also shop larger homes elsewhere in Georgetown. Buyers paid $182 per square foot here over the last twelve months against $203 across town, and I show your home as more space for the money next to those houses.

If you need to sell in the next few months, open at what buyers have recently paid here and let the homes that already cut sit above you.

If you have time and your home needs work, fix what a buyer notices on a walkthrough before you list. Your neighbors’ homes are close to yours in age, so visible wear is the first difference a buyer sees, and I walk the house with you to decide which repairs are worth making.
