For a resale seller that means the Table 1 medians already carry cuts on 334 listings; price off a builder’s launch number and you are priced against a figure the builder no longer asks.
The 494 builder listings ask a median $517,041 and $208 per square foot as of September 18, 2026; the 749 resale listings ask a median $419,500 and $204 per square foot. Per square foot the two groups are close; on the whole-house number they are far apart.
334 of the 494 builder listings and 474 of the 749 resale listings sit below their original asking price, and the builder listings have been on the market a median 75 days so far against 67 for the resales.
What closed is a different measurement from what is asked. In the 90 days ending September 17, 2026, the 274 new builds that sold closed at a median $464,500 in 57 days at 94.6% of original asking; the 531 resales closed at a median $416,000 in 45 days at 95.2%. In 78628. 270 of that ZIP’s 588 homes for sale on September 18, 2026 are builder listings, 45.9%, against 146 of 347 (42.1%) in 78633 and 63 of 294 (21.4%) in 78626.
By subdivision, the twelve months ending September 17, 2026 name the competition. Wolf Ranch closed 128 homes at a median $620,000 with a median build year of 2025 and has 44 for sale; Woodfield Preserve closed 83 at $333,999 with a median build year of 2026 and has 37 for sale.

The median build year in Table 3 is the tell: where it says 2025 or 2026, our read is that most of what sold was the builder’s own product, and a resale there is priced against the builder’s next release before the neighbor’s sale.
One row. The WIR New Construction Inventory sheet, read September 18, 2026, carries a single Georgetown entry: Wolf Ranch 51′, Perry Homes, in 78628, published $574,900 to $799,900, at least 9 move-in-ready specs (a spec is a home the builder finished without a buyer under contract), and an incentive as published of price reductions on select quick move-ins of up to $45,000 off. The sheet counts finished homes advertised as ready and the MLS counts all 80 Perry Homes listings, homes under construction included, so the two are not meant to match.
A price reduction on a finished spec lands on the same comparison a buyer makes with your home, the whole-house price. NAHB’s August 2026 builder survey found 35% of builders cutting prices, an average cut of 6%, and 63% using incentives, a national survey and context only beside the Georgetown counts above. Our read is that a Georgetown resale wins on the ground and on the number. The 44 homes for sale in Wolf Ranch and the 37 in Woodfield Preserve sit on lots of the size each subdivision’s plat, its recorded lot map, allowed; a resale on a larger lot, a corner or a lot backing to open land offers what none of those listings can. A finished street with grown trees and no framing crew next door is what Sun City, at a median build year of 2013 across 90 closings with 17 for sale, has and Woodfield Preserve, at 2026, cannot claim yet. And a resale priced under the builder median of $517,041 is a finished house at a lower whole-house price.
A resale does not win on warranty, on being new, or on the up to $45,000 off Perry Homes publishes on select Wolf Ranch quick move-ins; it wins on the whole-house number, $416,000 against $464,500 on what closed in the 90 days ending September 17, 2026. What separates a Georgetown listing that sells from one that does not is on why aren’t homes selling in Georgetown?
