Homes that sold in Georgetown in the 90 days ending September 17, 2026 went in a median of 50 days on the market, the same median as the Austin metro’s 50, at 94.9% of original asking against the metro’s 94.8%. The listings that ended without a sale in the same period failed, in WIR’s read, on price, promotion or product, in a town where 808 of the 1,243 homes for sale on September 18, 2026 had already cut from their original asking price and 494 were builder listings. Resales did the faster selling: the 531 resales among the 805 closed in a median of 45 days at 95.2% of original asking, the 274 new builds in 57 days at 94.6%.

The median hides a split. Of the 805 homes that closed in Georgetown in the 90 days ending September 17, 2026, 290 went under contract in 30 days or less and 235 took more than 90, with 167 at 31 to 60 days and 113 at 61 to 90. The median of 50 days matches the Austin metro’s 50 over the same 90 days, and Georgetown closings went at 94.9% of original asking against 94.8% for the metro.

The 531 resales among those 805 closed in a median of 45 days at 95.2% of original asking, while the 274 new builds, 34.0% of the closings, took 57 days at 94.6%.
In the same 90 days ending September 17, 2026, 326 Georgetown listings ended without a sale, a non-sale share of 28.8% against 36.8% for the Austin metro. The share counts listings that expired or were withdrawn in those 90 days as a share of every listing that reached an outcome either way; it is one period’s measurement, and this page says nothing about whether it is higher or lower than before. The slow side has a price range. On the band table of the Georgetown ZIP code scoreboard, homes that sold from $550,000 to $649,999 in the 90 days ending September 17, 2026 took a median of 70 days and closed at 90.4% of original asking, with 95 of the 129 for sale in that band already cut, while homes from $350,000 to $449,999 sold in 46 days at 95.9%, with 213 of 342 cut. A band’s figures are for that band only, and a price point changes which market a home is in.
The anchor in Georgetown is last year’s number. On the twelve-month medians, the sale price was $440,000 in the twelve months ending September 17, 2026 against $454,000 in the prior twelve months (down 3.1%), so a seller pricing from last summer’s comp is starting above where buyers closed since. Promotion in Georgetown is a contest with 46 builder names on the MLS record. 494 of the 1,243 homes for sale on September 18, 2026 were builder listings, 39.7% of the market, listed a median of 75 days so far with 334 of the 494 already cut. A resale competes with that on the shelf unless it reaches its buyer first; 1,065 new listings came on in Georgetown in the 90 days ending September 17, 2026.
