How are Allandale and Crestview homes selling in 78757?
Quick answer
Steadily, and at prices well above the rest of North Austin. Allandale and Crestview homes closed at 94.5% of their original asking price over the last three months, a balanced market for the ZIP as a whole on the public record, and 78757 has the tightest supply in the area. Part of the market above a million dollars never shows up in that record.

Selling above $1M? Part of this market never goes online
The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Why did the 78757 median jump while price per foot stayed put?
Because of which homes sold. The typical sale over the past twelve months was $717,500, against $649,950 the year before. Price per square foot held at $435 against $434.
A median is the middle sale, so when more of the homes selling are large new builds, the median climbs even though each foot brings about the same. New builds made up 51 of the year’s 346 sales, many of them large houses on older Allandale and Crestview lots. Each period has its own row below.

Which market is my 78757 price range in?
Most likely balanced, on the public record. No range here reached ten sales in the last three months, so the table is short.
No single price range in 78757 closed ten or more homes in the last 90 days, so the price-range table is left out; the ZIP-wide figures above are the reliable read.
On the twelve-month basis, nearly every range from the $450,000s to just under $1M closed balanced for that range. The $650,000 range leaned toward buyers. Above $1M the record shows only the listed sales, and a share of that business trades on a broker-to-broker private network, so read those rows as partial.
Where does 78757 sit among the North Austin ZIP codes?

Owners here say they live in Allandale or Crestview, and the housing runs from mid-century houses to new two-story builds that replaced some of them. About one in six recent sales was built in 2025 or later, so a buyer on a Crestview street may tour an original house and a brand-new one the same morning.

Does the 78757 scoreboard describe your Allandale or Crestview home?
For part of the market. Which part depends on your lot and your price, so start with your address.
- Closely, for an original or updated ranch home between the $500,000s and the $800,000s.
- Loosely, for a lot a builder would want, where the land sets much of the price.
- Loosely, above a million dollars, where many sales are private and never reach the record.
- Closely, for a house ready on its first weekend, with an asking price based on this year’s closed sales, not last year’s.
Your situation
78757 is the tightest and priciest North Austin ZIP, with new builds lifting the median while price per foot held level. Above a million dollars, part of the market is invisible on the public record.
For your house, the question is which buyers are looking at your price, those touring listed homes and those working through private channels, and how your lot and condition read to each of them.

Why do I watch months of supply in Allandale and Crestview?
Chris’s position, Watters International Realty positions library, approved September 9, 2026.
Months of supply is the number I watch. It means: if no more homes came on the market, how long would it take to sell everything listed at the pace homes are selling now.
In 78757 it is 3.9 months on the last three months’ pace, against 5.9 for the metro. That is a thin supply of homes for sale, which is why a well-prepared Allandale or Crestview house can hold most of its first number.
