Why did the Mesa Park median fall?
Partly because smaller homes sold. The typical Mesa Park sale this past year had less living area than the year before, so the median dropped even before any change in value.
Value per foot did slip too, to $315 from $339. So both things happened: the middle house got smaller, and each foot brought a little less.

Is Mesa Park a seller’s or buyer’s market?
Balanced, for the neighborhood as a whole. Homes closed at 96.4% of original asking this past year, inside the range my rule calls balanced and better than the year before.
Supply is light at 1.6 months on the twelve-month pace, and only one of the three homes listed now has cut. Buyers here are paying close to the first price for a house that is ready.
