Top-Rated Real Estate Agents for Texas Buyers and Sellers

What keeps a Northwest Austin home from selling?

Quick answer

Usually its first price, sometimes its condition, and rarely the market by itself. The homes that sold in Northwest Austin mostly opened close to what buyers were already paying and went under contract in their first month or two, while more than half of today’s listings have had to cut. Above a million dollars the record says less, because part of that market sells privately.

Public-record median: $715,000 for Northwest Austin sales recorded in the MLS, 90 days ending October 20, 2026. That number is the floor of the public record and never the value of a home here. Sales that would raise it trade privately and never reach the MLS, and on the Lake Austin side a lot by itself rarely goes for under a million dollars.

Selling above $1M? Part of this market never goes online

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.

Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.

Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

How many Northwest Austin listings fail to sell?

Fewer than across the metro, though still a large share. Over the last three months 36.3% of Northwest Austin listings failed to sell, against 39.9% for the Austin metro. That share counts listings that expired or were withdrawn in those three months as a part of every listing that reached an outcome either way, and it covers the public MLS side only.

Above a million dollars the number needs a caveat. An owner above a million dollars who withdraws a listing may have sold it quietly through a broker-to-broker private network, and the MLS records that the same way as a house that never found a buyer. Under that price, the share is a fair measure of listings that stalled.

Most homes that sold went under contract inside two months, while 77 took longer than three, and comparatively few landed between. That is the shape of a market where the opening price either lands or it misses.

What did the Northwest Austin homes that sold do differently?

Their sellers opened close to what buyers were paying. Only 65 of those homes got their first asking price or better, fewer than one in five, so the sellers who did well mostly opened at the right number with a house ready to show. Across all of them, sales closed at 94.7% of original asking.

How many Northwest Austin homes for sale have already cut their price?

More than half, 55.2% of the listings on the analysis date, and the typical one had been on the market 58 days so far.

Those listings are what a buyer sees beside yours. Someone touring Great Hills or Avery Ranch will often walk through a reduced house the same afternoon, and the full set of what they tour is on Which homes is your Northwest Austin buyer touring besides yours?

Does my ZIP code make a difference?

Yes. In 78726, around Four Points and Canyon Creek, about half of listings failed to sell over the last three months. That came to 51.3% against 39.9% for the metro, counting expired and withdrawn listings as a share of every listing that reached an outcome. Avery Ranch’s ZIP code also ran above the metro overall; see Is 78717 a buyer’s or seller’s market for Avery Ranch owners? Your situation

Here the homes that sold mostly found a buyer inside a month or two, and the ones that missed that start usually lingered or were pulled. More than half of the current listings have cut once already.

The question for your house is which of those two paths it is set up for, given its price, its condition and the listings around it.

Why does a home fail to sell?

Chris’s position, Watters International Realty positions library, approved September 9, 2026.

A home that does not sell has a price problem, a promotion problem, or a product problem, and usually the seller was told it was the market. It was not the market. Plenty of homes are marketed badly, by agents who have no system for following up and no system for responding the minute a buyer raises a hand.

Northwest Austin homes that sold reached a contract faster than the metro’s, so a listing that stalls here usually traces back to the price, the marketing or the house itself.
